With rising populations and increasing demand for housing, affordability has become a critical challenge across Europe. Millions struggle to find homes within their budget, and the situation isn’t improving.
A new report from global real estate services firm JLL estimates that 23 million new homes are needed in key European markets to ease the crisis - an ambitious goal that would require EUR 5.3 trillion euros in investment. In this episode of the PAT Cast, we explore what affordable housing really means, the role of private capital in helping to address the crisis, and how investment managers, including PATRIZIA, are already facilitating an improved and growing flow of capital into the sector on behalf of clients.

As we enter a new economic cycle, the first PAT Cast of 2025 explores the outlook for global real assets. With early signs of stabilisation in the real estate market and an evolving infrastructure landscape, we outline where the most compelling opportunities lie for investors in the year ahead.
In the first part of the PAT Cast, we take a look at the opportunities and challenges for the real estate industry in 2025, including the enduring strength of the residential and industrial sectors, the rising appeal of alternative asset classes such as data centres and co-living, and the impact geopolitical factors may have on the industry.
In the second part of the episode, we assess the continued attractiveness of infrastructure as an investment asset class, with a focus on the decarbonisation and digitalisation megatrends, and identify the sectors and markets which we see bearing fruit, as well as opportunities where greater caution is advisable.

Around 80% of the buildings that will be standing in 2050 have already been built. So how can we make these existing structures more sustainable, energy-efficient and suitable for modern-day tenants?
That's where the concept of ‘brown to green’ comes in. Transforming outdated, inefficient buildings into environmentally friendly, energy-efficient structures that meet the demands of today and the future.
In this PAT Cast episode, we explore why companies should be pursuing brown-to-green strategies, the steps involved in decarbonising existing buildings, and how brown to green stacks up when it comes to return on investment.

Artificial intelligence (AI) is changing the way businesses operate. From automating routine tasks and processes to increased productivity, AI can free human workers to focus on creativity and problem-solving.
Research by Amazon Web Services suggests more than one in three European firms adopted AI in 2023 - bringing the continent closer to the 2030 Digital Decade vision presented by the European Commission in 2021. But where does the real estate industry sit in this landscape? And how can businesses within real estate ensure that they don’t fall behind competitors in the sector?
In this episode, we explore how AI could help boost the real estate industry and why companies need to seriously consider adopting AI into their workforce sooner rather than later. We also hear how the Data Intelligence team at PATRIZIA has been using AI to support the company, as well as some of the challenges that come with these new technologies, and learn more about a genAI company supporting real estate firms.

So far, 2024 has been the year of transition. European countries and the UK are slowly recovering from unprecedented shocks in the previous years – a global pandemic, economic crisis, foreign wars linked to supply issues, a record number of elections. As we have reached the midpoint of 2024, it’s time to take a closer look at the current economic and financial situation, and try to understand what lies ahead.
In this episode, we examine what impact these shocks have had on the Euro zone and UK economies, and what the political responses have led to. We look at the state of key segments of the real estate market, from residential sectors to offices, and what markets remain great investments for the rest of the year and beyond. And hear how we can future proof allocations and portfolios.
