Hello Everyone:
On today's show I talk about investing in other industries besides real estate.
I've heard many times, that nothing is better than real estate investing. And in my opinion that is wrong, After listening to the show, read the following articles and see where some millionaires and billionaires invest their money or start their businesses.
I'm not saying that real estate is bad, it's a great investment vehicle to be in but just be aware that other industries has created just as much rich individuals as real estate.
Check out some of these articles on the top industries to be involved in.

RAISE RENTS
Lot rents are incredibly low to begin with, leaving us significant room to raise rents. With the ever increasing affordable housing demand, the gap between lot rents and apartment/house rents are growing bigger everyday.

Hello Everyone
On today's show I talk about what is a lease purchase,? most sellers will ask that question if you present that to them.
And we give them the pro's and con's of why this either is good or bad for the seller , we give them a package so they can make up their minds.
Some pro's for seller
Some pitfalls of lease purchase
Example Of A Lease Purchase Deal
123 Main St Anywhere USA, 00000
Property for sale @ $200,000- Seller owes $100,000, wants full asking price.
You agree on price, here are the terms.
Purchase Price $200,000
Monthly lease payment to seller $1500.00 per month= includes taxes and insurance
Term 36 Months
WE SELL TO TENANT/BUYER on a rent to own contract, T/B is in charge of repairs, taxes, etc.
Sell Price $225,000
We ask for 10% down payment=$22,500 to us
Monthly Payment from T/B $1800=$300.00 cash flow to us.
On sell price we pocket $25,000 ( We sell for $225,000 vs Seller asking $200,000)
1 Year term, reason if T/B can't qualify, we can put someone else in.
So here's the breakdown:
Seller asks We Sell
$200,000 $225,000
Monthly Pymnt to seller Monthly Pymnt from T/B to us
$1500,00 $1800.00
$300.00 cash flow per month= $3,600.00
Taxes & Insurance paid by Tenant/Buyer
Final Totals we can make, before taxes, fee's etc.
$25,000 on sale price
$22,500 on down payment
$3,600 on cash flow
= $51,100
Should you buy real estate, or no in 2022?

Hello everyone.
I'm pretty sure by now you heard about Zillow's Ibuying platform that had to be shut down because of their buying criteria, They bought houses above asking price, made some renovations, and try to sell at retail.
But since most buyers, whether investors or home buyers, they look at comps, they don't buy without doing their due diligence.
Check out the rest of the article here: https://www.wired.com/story/zillow-ibuyer-real-estate/
Platforms where you can look at comps.

The First One :
What do I mean by that? It was my first Real Estate Deal! Back in September 2017.
That’s when I made my first property investment, before that I had invested in Reits and my Employer had also real estate stocks which I invested in.
So what was this purchase? It was a single family property in Pennsylvania. Below are bullet points on my step by step purchase.
Beginning Steps
Realtor was amazing (no longer in business) he took pictures, and videos, I never went there.
Two weeks later realtor called and said if my offer still stands, I said yes.
Now the fun begins, since there are rules in place for buying cash and re-selling using owner financing, I had to use third party services.
The realtor had a buyer in place, Buyer had the downpayment, but credit was ok at best, unfortunately most banks do not fund any purchase usually under $75,000. and this is where we come in to help potential homeowners.
Some steps I took to secure the deal

About Curtis :
Clients hire me because I understand the value in making progress quickly. I have a unique program that doesn't make the mistake so often made in financial services-only planning for the distant future. I know that, while long term planning is important, everyone has current financial needs they need help with.
My unique program helps clients find money they often don't realize they're losing, and apply it to a wealth building strategy which complements their long term goals and current lifestyle needs. The clients we tend to work with want to become financially independent, usually before age 65.
They are business owners, investors and families who are tired of giving up control of their hard earned money to strangers, and tired of relying on the stock market to continuously increase in value. Our clients want more control over their money. They are committed to lifelong learning and know that with the right education, they can find the best solution for their financial wellbeing.
