  • Maine’s Future Leaders: Reflections from 5 Recent High School Graduates of the Olympia Snowe Institute

    Send us Fan Mail

In this special and heartfelt episode of Elegant Maine Living, I sit down with five remarkable young women from Poland Regional High School who recently graduated after completing the three-year leadership curriculum through the Olympia Snowe Women’s Leadership Institute.
For the past three years, my co-mentor Timi Carter and I have had the privilege of guiding these students—Autumn, Mabel, Olivia, Lily, and Shawna—through a journey of discovering their values, voice, and vision.

Together, we reflect on what they’ve learned about confidence, courage, and character—and how the Institute’s curriculum has shaped their outlook as they step into the next chapter of their lives at colleges across Maine and beyond.

    You’ll hear candid reflections about:

    • What it means to discover your values and how that clarity shapes relationships and decisions.
    • The power of using your voice—from classroom discussions to addressing 650 people at the statewide Leadership Luncheon.
    • How developing a vision for the future builds resilience and purpose.
    • The role of mentorship, community, and showing up—one meeting, one conversation, one small act at a time.

This conversation is full of hope, laughter, and the authenticity that defines the next generation of Maine women leaders.

    💬 Key Takeaways

    • Leadership starts with self-reflection. The “values” year helped each student understand what drives them—and why authenticity matters.
    • Courage grows in community. Through monthly meetings and statewide forums, these young women learned to speak up, support one another, and stretch beyond comfort zones.
    • Mentorship multiplies impact. Each story reminds us that showing up—consistently and with care—can change the trajectory of someone’s life.
    • Maine builds strong, grounded leaders. Whether they’re off to Wellesley, Duke, Fort Kent, or Southern Maine, these students carry with them the grit and humility that define Maine’s spirit.

  • Maine Real Estate & Waterfront Business: Chris DiMillo on Family, Real Estate, and the Portland Waterfront

    Send us Fan Mail

In this episode of Elegant Maine Living, I sit down with my friend and client, Chris DiMillo, whose family name is synonymous with Portland’s waterfront. The word of the day is DiMillo—because that single name tells a story of hard work, family, entrepreneurship, and Maine grit.

Chris shares his father’s remarkable journey—growing up on Munjoy Hill, leaving school at age 12 to help support his family, and ultimately building an empire that would shape the heart of Portland. From running a grocery store to creating one of Maine’s most iconic restaurants, his father’s story embodies the spirit of possibility that defines the Maine lifestyle.

We also talk about Chris’s own path—leaving Maine for California, building a career in medical sales, and then returning home to take over the marina and launch DiMillo’s Yacht Sales
, now a thriving business with multiple East Coast locations. Chris shares what it’s like to lead a team of 70, grow a family business with intention, and continue his father’s legacy on Portland’s working waterfront through DiMillo’s Marina
    .

Our conversation also turns to real estate—how his father’s early investments helped transform Commercial Street and how zoning and development continue to shape Maine real estate today. Chris offers thoughtful insight into the balance between preserving Portland’s working waterfront and allowing for growth that keeps the city vibrant and sustainable.

If you’re in Portland, make time to experience the DiMillo family’s legacy firsthand at DiMillo’s on the Water
—a floating restaurant that has become a Maine landmark for locals and visitors alike.

This episode is a celebration of family, entrepreneurship, and the enduring beauty of living and working in Maine—where hard work, creativity, and community come together to define success across generations.

  • Maine's Still Waters & Strong Minds: The Healing Power of Fly Fishing & the Maine Outdoors

    Send us Fan Mail

There’s something truly special about life in Maine — where being active and outdoors isn’t a hobby, it’s a way of life.

In this episode of Elegant Maine Living, I sit down with my friend Tom Ackerman, an incredible storyteller, guide, and fly-fishing travel consultant, to talk about what makes the Maine outdoors so restorative and how a life connected to nature brings balance, joy, and adventure.

Tom’s career has spanned decades of helping people discover the beauty of Maine’s rivers, lakes, and coastline — from his years with L.L.Bean, where he taught thousands to fly fish, to hosting outdoor adventures for ESPN with guests like Bobby Knight, Herschel Walker, and Josh Beckett. His deep appreciation for the natural world and his belief that “life doesn’t have to be perfect to be wonderful” shine through in every story.

    Together, we explore:

    • Why living in Maine makes it so easy to lead an active, outdoor lifestyle — from fly fishing and hunting to hiking, birding, and boating.
    • How being outdoors in Maine encourages mindfulness, presence, and connection.
    • Tom’s years at L.L.Bean’s Fly Fishing School and the lessons he’s learned on Maine’s rivers and streams.
    • His incredible experiences guiding and filming outdoor adventures with world-class athletes and actors.
    • Why spending time outside — especially in Maine’s breathtaking natural settings — is more important than ever for adults, families, and kids.

Tom’s stories celebrate everything that makes the Maine outdoor lifestyle so powerful — its authenticity, accessibility, and quiet beauty. Whether you’re casting a fly on one of our many lakes, rivers or streams, hiking the Bold Coast or our majestic mountains, or simply watching the sunrise over Casco Bay, this episode will inspire you to reconnect with the natural world that defines Maine living.

  • An Intentional Maine Lifestyle, My Conversation with Charlotte Miller Part II

    Send us Fan Mail

In this episode of Elegant Maine Living, I continue my conversation with Charlotte Miller about building an intentional, balanced life in Maine. Charlotte and her husband moved from Boston during the pandemic and chose Maine as their permanent home, and together we explore what it means to raise a young family here while pursuing rewarding careers.

We talk about the daily rhythms of life that come so naturally in Maine—like Charlotte’s little boy running to the door every morning, eager to get outside. From backyard adventures to preschools with direct access to acres of preserved woods, Charlotte shares how her children are learning independence, curiosity, and resilience through outdoor play. It’s a reminder of the healthy outdoor lifestyle that Maine encourages for both children and parents.

Our conversation touches on the balance between work and life. Charlotte describes how she thrives in a national career with PWC while living in Cumberland, Maine, with nature just outside her door. We also talk about technology and parenting, and why access to the outdoors is such a powerful antidote to screen time.

Community is another theme. Charlotte reflects on moving here without a strong friend or peer network and finding that Maine is incredibly welcoming. From neighbors inviting you to dinner to friends pulling you into sailing, skiing, or mountain biking, she’s found that Maine offers both inclusivity and connection.

I loved hearing Charlotte’s stories about sailing the coast with her children, cross country skiing on the Royal River, and finding joy in simple, everyday experiences. For me, this is what Maine Real Estate is really about—it’s not just houses, it’s the lifestyle and community you create once you’re here.

If you’ve ever wondered whether leaving a big city for Maine would mean giving something up, this conversation shows that you can have both: meaningful work and a rich, healthy outdoor lifestyle.

  • An Intentional Maine Lifestyle, My Conversation with Charlotte Miller

    Send us Fan Mail

What does it look like to design a life around health, family, and the outdoors?

In this episode of Elegant Maine Living, I sit down with Charlotte Miller, a consultant, ski ambassador, sailor, and now proud resident of Cumberland, Maine.

Charlotte shares her journey from growing up outside Boston to college in Colorado (where she spent as many days on the slopes as in the classroom!) and eventually back to New England. A sudden life event shifted her perspective, leading her to prioritize joy, balance, and the outdoors over the traditional “big city” career grind.

When the pandemic hit, Charlotte and her husband traded city living in Charlestown for what they thought would be a long weekend in Harpswell, Maine. That “weekend” turned into a permanent move—anchored by mornings swimming in the ocean, running along the coast, and later raising their family surrounded by Maine’s natural beauty.

Together, Elise and Charlotte talk about:

    • Why Maine’s lifestyle of accessibility to nature—skiing, sailing, hiking, or simply walking out your door—is unmatched.
    • How Charlotte and her husband took on a full gut renovation in Cumberland while expecting their first child.
    • The role of intentionality in designing a life that balances career, family, and wellness.
    • Why Maine makes it easier to live authentically, with space for both professional ambition and outdoor adventure.

Charlotte’s story is an inspiring reminder that sometimes the most important career and lifestyle decisions come from listening to what truly fuels your soul.

If you’ve been dreaming of a healthier, more intentional way of living, this conversation will make you see why so many are choosing Maine.

    Episode Title: Maine Moves Differently

Host: Elise Kiely, Global Real Estate Advisor with Legacy Properties Sotheby’s International Realty
    Duration: ~20 minutes
    Air Date: September 2025

    💬 Episode Summary:

In this month’s market update, Elise Kiely reads between the lines—and the headlines—to explain why Maine moves differently. While national real estate trends point to cautious buyers, rising inventory, and flat pricing, Maine’s story is one of steady appreciation, lifestyle-driven decisions, and generational ownership.

From basketball courts in basements and Mahjong lounges in dining rooms to off-market, multi-million dollar coastal homes passed down for generations, this episode explores the nuance behind Maine’s real estate market today—and what it means for buyers and sellers heading into the fall and winter of 2025.

    📌 What You’ll Learn:

    🏠 National Market Overview:

    • National median sales price: $422,400 — flat YoY
    • Inventory: 1.55 million homes on the market — highest since 2020
    • Buyer behavior: More leverage, more cancellations, builders offering concessions
    • Lock-in effect: Homeowners with sub-3% rates are staying put
    • Lifestyle shifts: Renovations reflect how people live today (hello, basement hoops & Mahjong)
    • Policy watch: Trump proposal to eliminate capital gains tax on primary home sales—mostly benefits high-equity markets

    🌲 Maine Market Highlights:

    • Statewide sales up 5% YoY; median price ~$420K (also up 5%)
    • Inventory climbs to 5,400 units — most since October 2020
    • Cumberland County: Sales up 14%; median price $600K+
    • Lincoln County: Sales up 24%; median price up 12% to ~$507K
    • York County: Sales up 13%; median price ~$550K
    • Portland property revaluation: Median assessed values up 43%
    • Yarmouth: Six-month moratorium on development due to sewer capacity limits

🌊 Signature Maine Properties & Generational Ownership:

    • These properties often stay in families for decades—when they do sell, it’s a once-in-a-generation opportunity
    • Recent examples of off-market sales:
      • Curtis Road, Yarmouth: Waterfront, held by one family for decades, sold privately for $3.1M+
      • Town Landing, Falmouth: Waterfront with mooring views, sold off-market for $3.05M
      • New listing: 1 & 2 Tenth Street, Scarborough — beachfront property offered at $3.9M, owned by only two families since the 1950s

    🧾 Maine Tax Alert:

    • Effective Nov 1, 2025: Transfer tax more than doubles on the portion of any sale above $1 million
    • Buyers and sellers share the tax, creating urgency for early closings

    🔮 Elise’s Predictions & Strategic Takeaways:

    For Buyers:

    • Fall/Winter 2025 may be a sweet spot: More inventory, less competition, more room to negotiate
    • If rates fall in 2026, expect buyer competition to heat up

    For Sellers:

    • Be strategic—no room for aspirational pricing
    • Use private marketing, prepare thoughtfully, and emphasize condition
    • If your home is over $1M, consider closing before Nov 1 to avoid higher taxes

    🦞 Maine Life & Lifestyle:

    • Maine continues to be one of the best places to live, retire, and raise a family

  • E 22: Maine Island Living: Community, Family, and the Beauty of Chebeague Part II with Erika Gabrielsen Neumann

    Send us Fan Mail

In this second half of my conversation with my dear friend and client Erika Gabrielsen Neumann, we continue exploring the unique beauty of life on Chebeague Island. Erika shares more about the close-knit community that defines island living and the extraordinary sense of belonging that comes with it.

We also dive into The Log House—a truly iconic waterfront property on Chebeague that I am proud to co-list with my colleague Alexa Oestreicher of Legacy Properties Sotheby’s International Realty.

Built with massive Canadian white pine timbers, this Adirondack-inspired lodge was carefully designed and executed with world-class craftsmanship. The logs were first assembled in Canada, then disassembled, transported by barges, and reassembled on Chebeague—an event that long-time islanders still vividly remember.

What makes The Log House so special?

    • Signature architecture & design: Elegant timber-frame construction with eyebrow windows, soaring ceilings, and a two-story stone fireplace.
    • Light & lifestyle: Golden timbers create a warm, soft glow throughout the home, with water views framed from nearly every room.
    • Rare amenities: A deep-water dock, sandy beach, and unmatched views across Casco Bay’s fabled Calendar Islands.
    • Porches & gathering spaces: Wide wraparound porches that invite relaxation, conversation, and community.

As Erika describes so beautifully, this home is more than a residence—it’s an experience of light, nature, and community that will shape the life of its next steward.

🎧 In this episode we also talk about:

    • Raising a family on an island, from lobster boats to big-city adventures.
    • The importance of stewardship—honoring the craftsmanship and spirit behind The Log House.
    • The role of community in celebrating milestones, including a touching story about Erika’s daughter being accepted to college.
    • Erika’s passion for Conscious Capitalism and benefit corporations, and how her consulting work ties into her values.
