Boise’s fall real estate market is giving us a plot twist 🍂

Mortgage rates are finally showing signs of easing, and while that’s great news for buyers, it’s not quite enough to break the standoff we’re seeing between buyers and sellers. Locally, we’re seeing the biggest gap all year between available homes and pending contracts—about two homes for every one buyer. Sellers are holding out for spring, buyers are waiting for rates to drop further, and the market’s in a bit of a staring contest. 👀

The good news? Home prices are steady, appreciation is slowly catching up, and we’re seeing a healthier, more balanced market take shape. No crash in sight—just a slow and steady climb toward normal.
