Start in Radon Mitigation

Jesse heard about the opportunity from his relatives. His aunt and uncle were both realtors, who saw the potential of radon business in the real estate market. With the release of the Radon Awareness Act of 2014, Jesse decided to head for a start.

The Act does not require radon test and mitigation but strongly recommends all homeowners to have their property tested. Radon is the leading cause of lung cancer.

Beyond Shyness

Jesse and Eric first met at a coaching event. Jesse was one of the sponsors who spoke that time. He is typically shy but does his best to go out of his comfort zone.

Radon Trends and Forecast

There will be a new system in 2018. It will require a radon tag for every job performed. You need to be a licensed technician to work on the job.

More radon awareness will soon rise and will lead to more tests and mitigation systems. In Minnesota alone, 2 in 5 home will test high for radon.

Getting Started in Real Estate

Maris started his real estate career in his early 20’s by purchasing then renovating, renting and selling those properties.  Through his success as an investor, he became interested in becoming a realtor so he did not have to rely on an agent to for his real estate transactions.

Today, Maris focuses on real estate as an investment. An investment not just as a money maker but as part of most people’s largest single purchase they will ever make in planning for their future.

Trends and Technology

Maris sees a larger market for multi-family units as opposed to stand alone homes. He attributes this to people’s interests. Young people today are not interested in large yards and gardening and upkeep. They want to get home and relax.

Another trend is with technology. With the advent of the world wide web, the internet has become an integral part of real estate. People are able to search for and view properties online.

Challenging Transactions

Some of Maris’s most interesting transactions involved helping individuals sell a property to satisfy IRS liens. The IRS placed a window within the property had to be sold otherwise they would enforce the lien and seize the property. Maris was able to sell the properties in a timely fashion and relieve his clients of that burden.

Jake Clermont Financial Advisor Country Financial

On today’s episode, Eric Schmoll discusses financial planning and homeowners insurance with Jake Clermont. They jump into some major problems that Jake sees happen when people aren’t protected. Jake also shares with the biggest mistakes to avoid when selecting your HOI. His most important team member is his staff person, along with externally the mortgage consultants he works with. Off to Financial Planning

Born and raised in Minnesota, Jake enjoyed playing the tuba for a marching band. He started working as a financial representative soon after graduating from college. He has been in the field for 7 years already.

Jake didn’t consider financial planning until he was halfway through college. He saw how helpful it was for everyone and just for those who can afford, and found that insurance was its major core. He came to love it, and have seen a lot of successes already at Country Financial.

Trends in the Industry

Homeowners may have seen how the insurance rates have increased due to the financial crisis in 2008. Massive spikes in claims showed up in the years that followed. For this, insurance companies needed to pay higher amounts of claims.

In some cases, insurance rates have increased to 3 or 4 times. To deal with this, homeowners are advised to get a copy of their decorations page and compare the quotes. Review and see what is available and what is needed.

Future and Present Reality Bites

Clients usually have their personal agents. It presents a great advantage in contrast to calling a CSR. In the future, however, Jake sees its possibility of being replaced with advanced technology. Regardless of this, there would still be a need for personal touch.

One of the common concerns with CSR is that the client needs to present the scenario first in every call. Many times the next representative the client talks to doesn’t have prior information. Having to explain all over again can be frustrating to many.

Another concern is that clients can end up in danger if they don’t understand what the insurance means. This is why it’s important for homeowners to learn how to diagnose their own needs as much as possible.

Meet Leslie Szlavich

On today’s episode, Eric Schmoll interviews Leslie Szlavich. Leslie is a transaction coordinator and realtor at Realty Group, Inc. She has been in the industry for over 19 years and specializes in bank owned REO properties and short sales.  Leslie shares her passion for her clients and most importantly her family.

A Purposeful Start

Leslie has been in the industry since 1997. She was going to college full time when she found an ad for property management. Within a week of attendance, she knew that she was meant to work in real estate.

Trends in the Real Estate Industry

The current trends in the industry include foreclosures and short sales. In Leslie’s last 4 appointments,  the sellers have all been under water and needed to sell quickly.

The opportunity in such situations is good. If the property is priced right, it could sell in a matter of days. this market is attractive to Leslie and her colleagues because they have a professional negotiator who is good at completing short sales.

Technological Advancement

Advancement in technology is another trend in the industry. Lately most of the transactions—eventually everything, as many predict—has been processed through mobile phones. It provides a faster way to complete everything. The mortgage industry has been behind on this aspect, but technology can truly help to streamline the process.
