In this continuation of the founder story conversation, Tyson Schuetze dives deeper into the evolution of Auben Realty — from a small Augusta-based operation into a multi-market real estate platform spanning property management, sales, maintenance, and investment strategy.
After the early years of house flipping and grassroots growth, the conversation shifts toward the operational lessons, institutional experience, and long-term vision that helped shape the company’s next chapter.
The episode explores:
• How Auben expanded beyond traditional property management
• The founder’s experience consulting with institutional investment groups
• Why secondary and tertiary markets became a strategic focus
• The operational challenges of scaling across multiple markets
• The balance between technology, efficiency, and people-first service
• The future of housing, including build-to-rent communities and evolving resident expectations
Beyond the Red Bull Van is a conversation about growth, adaptation, and building a real estate company designed for long-term sustainability in a rapidly changing industry.
What happens when the traditional single-family rental model no longer scales?
In Episode 2 of Real Estate Rewind, Tyson Schuetze explores the rise of Build-for-Rent communities and why they’ve become one of the fastest-growing sectors in residential real estate.
The conversation dives into how the market evolved from scattered-site rental homes to professionally managed neighborhoods designed specifically for renters — and why that shift matters for both residents and investors.
Using Willow at Sierra Vista outside Houston as a real-world example, the episode explores:
• Why institutional investors moved toward Build-for-Rent
• The operational advantages of density and standardization
• What today’s renters are actually looking for
• How amenities and community design impact resident experience
• Why many investors are seeking more passive ownership structures
• The growing conversation around housing affordability and supply
• Proposed legislation that could reshape the future of rental housing
From younger professionals to downsizing retirees, Build-for-Rent communities are attracting residents who want the space and feel of a home with the simplicity and professionalism of managed living.
This episode is a conversation about more than investing. It’s about how housing is changing, what people value in a community, and where residential real estate may be heading next.
Before the first investment property, there’s always a story.
In the first episode of Real Estate Rewind, Tyson Schuetze shares the unconventional path that led him into real estate investing—from growing up in Kentucky with bookstore-owner parents, to journalism, New York City and Rolling Stone magazine, a stint driving a Red Bull van, and eventually building a real estate platform across nine markets.
What started as curiosity turned into late nights studying deals, attending investor events, learning distressed assets, and purchasing his first investment property in Syracuse. Tyson then made the move to Augusta, Georgia during the rise and fallout of the 2008 housing crisis—drawn to the opportunity he saw in secondary markets and the long-term potential of the Southeast.
That journey eventually became Auben: a real estate investment and property management company that has since expanded into nine markets.
This episode explores:
Real Estate Rewind focuses less on generic national headlines and more on the real stories, decisions, and local market dynamics shaping real estate investing today.
