The election has winded down a lot and created some people to jump back into the market. The prices for over a year have increased by more than 12% just in our market alone.

There are a lot of moving parts still going on with the election, that has not slowed the market down and has not caused huge disruption with the rates. For now, the market will slowly start to decrease on active and pending sales. The great news is that the demand is still so high that we are not going to see much of a change on that front!

We have see a lot of properties get into escrow quickly and now we talk about houses that do not get into escrow quickly. These houses are priced out of the range, farther from where they should be. The sellers are wanting to list them too high or the agent is just pushing to get the listing.

We have a change in California, and the real estate market. There have been a huge uptick in pricing to make the sellers sell for more and increase their net income on the property. Also, it has seemed amazing for sellers compared to 2018 for what I can see now with the trends and the way they are going.

The luxury market is on fire, and it has brought with it the buyers that have the money to close anything above $1.25M. That is pushed the days on market lower, and created the ability for those that have something in that price range to sell quickly and move up, or move away.

This is what we have been seeing now within our demand and the demand of our whole market in Orange County Ca. There is a huge demand to get the house on the market and sell it quickly. The demand as not been this strong since 2012. The market at the end of April was at 1,100 pending sales now it's 3,400 pending sales.
