In this short and sweet episode I share the trends of January 2024 and how I think they will be effecting February '24 and beyond.
As expected, the market is starting to pick back up after a very slow holiday season, but inventory is still low. There was some speculation that interest rates would start dropping in the new year, but the fed just announced that they’re keeping rates where they’re at (at least for now). This will certainly have an impact on demand and competition. Home prices fluctuated a bit in 2023, BUT home values are about the same today as they were in September of 2022 and then February 2022 before that. Generally speaking, people who bought a home 2 years ago likely haven't seen a huge increase in the value of their real estate, BUT they have gained equity with every mortgage payment, so buying was still a smart move. AND many economists are speculating that real estate prices WILL start to go up again in 2024.
