Embarking on a journey from unwavering vaccine advocates to cautious evaluators, Rachel and I open up about the profound shifts in our perspectives, particularly when the well-being of our children is at stake. Our conversation is ignited by lessons from "Turtles All the Way Down," a book peeling back layers of vaccine science and myths. As new parents, the weight of healthcare decisions looms large, intensified by a deluge of information and contrasting societal views. Weaving through our personal stories, this episode promises a raw and intimate look into the dilemmas faced by parents in today's complex health landscape.
This episode goes beyond vaccination to tackle broader issues such as the influence of big pharma, the rise of childhood chronic illnesses, and the underlying ethical questions in healthcare. We share strategies for supporting immune health through lifestyle changes, like embracing organics, and examine testing processes for vaccines against true placebos. The overarching theme emphasizes the empowerment in informed decision-making and the courage to question authority. Join us for a candid conversation that bridges personal stories with the pressing need for transparency and critical thinking in the world of medicine.

How can you still get cash flow when interest rates are in the 7-8% range? Purchasing a deal in today's environment is getting harder and harder, and many properties are not penciling out due to the high cost of money. That's why many investors are turning to their current portfolios and repositioning units as midterm rentals instead of long term leases to score a substantial amount of extra cashflow.
After hearing a number of success stories from colleagues, Jason decided to take a leap into the midterm rental space by converting a garden apartment in Portage Park, Chicago. Jason talks through everything from the furnishings, the listing, the screening process, and the time it took to secure his first tenant.
If you have ever considered a midterm rental, this episode is for you!

We are releasing a new series of episodes that are labeled the "Wagner Report", which are solo shorter episodes with Jason Wagner.
On today's show, Jason dives into the National Association of Realtors (NAR) lawsuit, specifically the Sitzer/Burnett trial, involved allegations of collusion over commission rates between NAR and many large brokerages. The jury found the defendants guilty, resulting in an initial order to pay $1.78 billion in damages, which could potentially increase to more than $5 billion upon the judge's final ruling, along with policy changes.
Jason shares his thoughts on how this ruling will upend the industry and alter the way real estate agents get paid moving forward as the burden of real estate commissions will likely shift to the buyer's responsibility . Ultimately, the agents that can provide value to their clients are going to be the ones that excel in this new market. While the agents that struggle with identifying what their value is, will likely be without a job.
