A reoccuring theme on the podcast is to “treat it like a business.” This comes up quite a bit on this episode as Scott shares the common pitfalls that stop a property manager from scaling their business. He explains there are certain character traits that allow someone the ability to scale their operations.

J. shares how he started out with an eBay business that transitioned well into wholesaling properties. From there he has dealt with apartments, SFH, commercial and even buying and leasing a cellphone tower.

We were out in Lansing, MI giving a talk at a landlord association and Doug was one of the members of the audience. He had some great insights so we decided to have him on the podcast to share his story of how he grew from 0 units to 81.

The hardest deal is the first property. Michael says you’ll spend more time buying that first two unit compared to the 50 unit you’re going to buy a few years later. That’s because you’ll have the systems in place and trust from your investors to make a sizable profit.

It’s ironic that term the “grey area” is ambiguous in its own spelling. Is it “grey” or “gray?” We suppose it depends on where you’re from. Either way, wear and tear is a grey area for many landlords so in this episode we’re going to discuss exactly how to handle these situations with kids and tenants with disabilities.
