Florida is a great place, low cost, conservative, and has wonderful weather. The dark side is that everyone wants to move to Florida which is increasing costs and crowds. Many of the reasons you would consider Florida are fading away fast. Crowds, higher cost, traffic, etc. Before you follow the herd to Florida, consider there may be a better alternative than moving to Florida.

The Peter Anderson Arts and Crafts Festival held the first week of November each year in Ocean Springs, MS is the best.   More than 150,000 people attend the two day event with artists from all over the United States.  Hundreds of booths display a wide variety of art and other items.

No charge to enter (they would like a $2 donation) and no charge to park, entirely free event for the whole family.  This is the largest event in the state of Mississippi.  Listen as the event is described.

Considering a move, is your high-cost state just too much? Taxes, politics, and public safety causing anxiety? It's probably time for you to consider relocating. Yes, we probably are in a recession but who cares if we call it a recession or not?  What is important is that we bring out the old budget spreadsheet and plan for opportunities as we come out of this period in a few months.

Don't panic sell or buy.  Don't follow the herd to do anything during this period as it is completely unsettled.   Gas prices may go back up.  That motor home you bought during COVID, may be time to dump if you don't use it before everyone else sells theirs.

Don't overpay for a used car now.  Wait until prices drop and they will drop drastically as the supply chain improves and it will.  Buy that house you have been looking at for the excellent price you have negotiated.  The value may fall in a few months but over time it will recover.  

The point is not to overreact.  Plan your spending and don't buy what you don't need now.  Be in a great position to take advantage of the post-recession period when people are dumping their goods and prices drop.

Snowbirds love the Mississippi Gulf Coast in the winter months (as well as the rest of the year). Snowbirds arrive from Canada, Wisconsin, Minnesota, Illinois, New York, and states where it's just cold during the winter.  Seeking out warm weather and the best destinations takes some research. The Gulf of Mexico and specifically the Mississippi Gulf Coast with its white sand beaches are your cold weather destination. 

Ocean Springs and Bay St. Louis have been named the best cities and best places along the coast for a few years. You have choices for your winter escape, the West Coast, East Coast, or the West Coast. The Mississippi Gulf Coast is the West Coast.

You may ask, how is the weather on the Mississippi Gulf Coast. At the time this was originally published in January 2022, the sky was clear and the temperature was 74 degrees. Very comfortable for the cold season. The beaches, restaurants, casinos, and other venues were all open. 

Well Snowbirds, have we gotten your attention?

Forget expensive Florida or other crowded places this winter. Take a chance that you will love the Mississippi Gulf Coast. Unfortunately, there are no lines of traffic to follow here. You will have to plan a driving trip or fly into either Gulfport airport GPT or to New Orleans airport to get here. 

You could sail your boat through the Great Lakes and down the Atlantic Seaboard, around Florida, and up here but why not just fly or drive. The Mississippi Gulf Coast is just a great place to spend the winter. You never know, you just may find that the Mississippi is one of your favorite winter spots.

Consider retiring with mortgage debt vs paying off your mortgage before retirement. Many will tell you to pay off your mortgage and many will tell you there are great reasons to have a home mortgage in retirement. There are strong opinions on both sides of the question. You can best solve the dilemma by having a thorough understanding of your financial situation. Don't try to answer this question before you have created a budget with variations.

One item used as a strong reason to buy real estate is now largely irrelevant which is the property taxes and mortgage interest deductions. Since the tax law changed in 2018, the big tax break was given to everyone and in particular, those over age 65 have killed that reason to retain debt. In addition, most people don't understand when you hear someone saying "I will write this off" what that means. The tax cuts have created a situation where the standard deduction covers almost all debt for retired persons.

There is a good chance that your retirement income will not be sufficient to need any tax breaks. This is a good thing in some sense, it prevents people from spending money just to get a tax deduction. Our example of a typical retired person's income and expenses below shows the effect of the 2018 tax changes on your income. I would love to write at length about taxes but you can read one of our articles about how the 2018 tax changes benefited retired people.

I am pleased to talk about two small coastal towns that have won the USA Today contest for the best small coastal towns for 2022.  Ocean Springs came in at number one, and Bay St. Louis came in as number two.  Nothing has changed over the years except for more restaurants and shops.  Ocean Springs is still the same quaint small town that people have come to love.

Both are located on the Mississippi Gulf Coast.  Having 20% of their list located in the same general area is a great testament to rebuilding after Hurricane Katrina years ago.
