1. Begin with the end in mind. Use an investment policy statement so that you know where you are headed before you begin looking at properties.

2. Don't forget to study markets and sub-markets. Understanding where to locate your investments is key.

3. Find a mentor and then find a way to help them. It is a real advantage to have an experienced friend on your side as you move forward.
