Is now a good time to buy or sell? The answer depends on your situation. Looking for a San Diego home? Click here for a full home search  Selling Your San Diego home? Get a free home price evaluation Is now a good time to buy or sell? It all depends on your situation.  If you’re a buyer, it’s always a good time to buy if you’re getting a good buy. Market conditions change all the time, but what doesn’t change is either paying too much for a property or getting a great buy on one. That’s where your agent comes in. If they’re a good agent, they’ll understand the market and home values and they’ll be able to guide you through a good buy for any home you look at.  If you're a seller, a good time to sell is whenever there's demand for your home. Demand comes from two different areas—either it’s market-driven (meaning there are more buyers than there are homes for sale) or it comes from you and what you can do to your home to create that demand. “ Market conditions change all the time, but what doesn’t change is either paying too much for a property or getting a great buy on one.” There are two factors that drive the demand that you can create for your home. The first is its price, and the second is what your agent does to market it so it gets exposed to as many buyers as possible.  If you have any more questions about buying or selling a home or you’re curious about what’s happening in our market, don’t hesitate to reach out to me. I’d be glad to help you.

Trendy features. Commutability to downtown. This always increases home value at a big rate. If you have any questions about any of these things or about San Diego real estate in general, we’re always happy to help. Selling your own home sounds like a great way to save money. However, there are many pitfalls involved that you are probably unaware of. Looking for a San Diego home? Click here for a full home search  Selling Your San Diego home? Get a free home price evaluation Today we are going to talk about selling your home on your own, commonly referred to as an FSBO (For Sale By Owner). It sounds like an enticing, easy, and inexpensive way of selling your home, but you are not seeing the whole picture.  When it comes down to it, only 4% of FSBO homes listed result in successful sales. Meanwhile, 96% of FSBOs end up listing their home with an agent after their failed attempt. Our team is here to support any avenue that you are considering as your neighborhood resource for over 30 years. We are here to answer any questions you have about selling your home on your own. The reason most FSBO sellers end up hiring an agent is that they did not understand the work that went into the process before beginning it. Many also were unaware of the legal exposure that selling FSBO opens you up to.  “ 96% of FSBO home sellers end up listing their home with an agent anyway.” Another factor playing a role in all this is that homebuyers almost always work with an agent because the service of a buyer’s agent is free. Why would a buyer who is ready, willing, and able to buy want to deal with a homeowner directly when a Realtor is available for them? If you have any more questions or if you are looking to buy or sell a home here in San Diego, please feel free to give us a call or send us an email. We look forward to hearing from you soon.
