Manatee Viewing Center from Tampa Electric - (24:50) 

The Manatee Viewing Center is the best place to get a look at this amazing creatures in their natural habitat every spring! The warm water flowing from the Big Bend Power Station into the bay and the manatees seek refuge there during the colder months.  The canal is now a state and federally designated manatee sanctuary.  Admission is free to watch the manatees, pet the rays in the petting pool, and take a walk on the nearby hiking trail.  On the trail you'll find a 50-foot-high vantage point where you can enjoy a breathtaking 360 degree view.

 

As much as we love manatees, we just can't figure out how sailors used to mistake them for mermaids?

Beyond being a master of the technical aspects of photography (lighting, composition, etc), Shannon brings an artistic perspective to his work that makes your home photos look more like a magazine than just an MLS listing.  He recently expanded his services to include drone photography and video work.

We went out on a Friday to see the Orioles play the Pirates at Ed Smith Stadium in Sarasota and then the Pirates take on the Phillies at LECOM Park in Bradenton.  The best part? The home team won both days!  These parks are fantastic and the food is great at both so get out and enjoy a game before the regular season starts!

We started the evening with dinner at Hana Sushi Lounge.  Our favorites were the Origami Roll and Kiss of the Dragon Roll.  Ed enjoyed the blonde ale by Naughty Monk Brewery so much we will be visiting them very soon for an episode of The Local Flavor!

 

After dinner we walked down the street to Lakewood Ranch Cinemas to see Black Panther (directed by Ryan Coogler not Ryan "Coogan") before we heard any of the spoilers all over social media.  The movie was very good - easily one of our favorite Marvel films. Lakewood Ranch Cinemas is our favorite movie theater in town because they have a great combination of affordable prices, fun food, and friendly employees.

Podfest wrap up

 

We just got back from Podfest Multimedia Expo on Sunday before this show airs so we are a bit more subdued than our normal recording sessions - mostly due to exhaustion.  Besides the ramp up to our world premiere of the podcast we had an amazing time at Podfest with an action packed schedule with several general sessions, break out training, and hours of networking with vendors and other podcasters.  We wrap up the show sharing our favorite sessions including Roberto Blake's YouTube training, Katie Krimitsos & Jessica Kupferman's "Boss Lady Workshop" and the Strategic Alliance networking workshop which got the conference off to a great start even though it felt a bit like speed dating for business contacts.  We wrap up this episode chatting about Dave Jackson's Roast on the last day of the conference.

What's the point of a final walk-through after visiting the home several times and a home inspection?

 

Repairs

Double check to ensure anything on your negotiated repair checklist is complete as specified in the contract.Address any damage that was not-visible during or may have occurred after the inspection period.

The home must be relatively clean.  A higher level of cleaning can be negotiated before the walk-through, but the default is the home must be "broom swept".

Items that are included in the sale of the home are present and working as the were at the time of inspection. 

 

How serious is the final walk-through?  A sale isn't final until it is closed.  Although there may be reprocussions, it can be canceled for almost any reason until the sale is completed at the closing, but typically this only happens with less than 3% of transactions.  This being said, Shelley is not a lawyer, so please seek out legal advice for any specific real world issues.

This is our first Q&A segment to answer your questions about real estate.  This week's questions came to us through the contact page on our website.

 

Robert in Lakewood Ranch wants to know how much should I expect to put down as a down payment or deposit? It depends on the sale, but enough of a down payment that the seller knows you are a serious buyer.  Between 1% and 5% is common, but despited popular belief 20% is not required. Your deposit can also vary based on the type of loan you qualify for, so please see a mortgage lending professional for the best advice for your specific situation.

Lisa in Gulf Gate asked can I buy a new home and sell my current home at the same time? Yes!  This happens frequently, but the timing can be tricky.  Simultaneous closings can be very challenging so the best way to do this is to allow a day or two or so of gap time between the sale of your current home and purchase of a new home to avoid unpleasant surprises at the time of the closings.  Also having both transactions handled by the same title company can aid in the proper timing of both closings happening at the same time.  If you have further questions about this contact Shelley at (941) 960-5115 or [email protected]
