This week we needed a little uplift and the discussion of how to list a property in 2023 needed to be discussed. There are plenty of listings I am still seeing out there being posted which are clearly advertised with cell phone pictures and nothing else. It's insulting to the sellers of the homes (who clearly don't know better) and Realtors should simply know better. there are a variety of differently technologies at our disposal now and most agents simply are not using them. For the amount of money Real Estate costs now in addition to the amount of money realtors can make for selling it, there is no excuse.

This is not a COMPLETE rundown of everything done by myself as a listing agent. There are additional case by case examples including negotiation, price adjustment strategies and timing strategies + more with has been left out here. This is not so much an advertisement for my own services, although it lends to the outline of what I do for my seller clients. This is more of a public service announcement to sellers as to what is available to agents these days and to simply expect more from their listings agents in the marketing department.

This week I am back in the couch. This week I am discussing how to get into this cray market. You simply need to use leverage which saving your down payment or you will not have a chance of beating the statistics of a 20 year average savings window for a down payment to purchase your first home.

If you are younger, there are places and account types that your parents can help with. There are government options available in the form of registered and non registered investment accounts. But you simply can't save your entire or the majority of your down payment in cash, many factors are working against you for this to make sense. I explain them all in this weeks video!
