- From Stalled Flip to Midterm Rental: Caitlin’s Pivot with the MTR PlaybookWhat do you do when a completed flip sits on the market, the neighborhood comps have softened, and selling may mean taking a loss?
On this episode of the She’s Got Assets podcast, I talk with Caitlyn Beals, one of my MTR Playbook coaching students, about the decision to test a different exit strategy for her Northeast Portland property. We get into the real coaching process behind that pivot: looking at the numbers and alternatives, testing MTR demand before the home was fully furnished, working through lender conversations and a complicated capital stack, and taking the next steps even when the outcome wasn’t certain.
Caitlyn paid to list the property on Furnished Finder on April 28 and had a serious inquiry by May 1. Her tenant’s lease began May 15 and runs for three and a half months. She’s now working through the refinance process while holding the property, which was her longer-term goal all along.
The heart of this conversation is what coaching looked like in practice. Caitlyn shares that she may have accepted a price cut without someone challenging her assumption that holding the property wasn’t possible. I helped her explore the MTR option, think through next conversations with her lenders, and keep moving through the listing and furnishing process. She also talks about the value of having a coach who can step outside the immediate stress, see other options, and help you take the next step.
