KEY TAKEAWAYS

  • It's always good if people are qualified.
    • Even if everyone is qualified, if the company you work for gives you 2000 units and 50 clients you are not going to be able to deliver a reasonable level of service.
      • It’s a problem that no one talks about. The outgoing company will often be negative about the property manager. In reality, the property manager is often competent and will have a good understanding of what’s going on but have been in a position where the problem is ratios.
        • It's not possible to bring in legislation to say that you must have a certain amount of staff to serve a certain number of units and if you did you would have to impose higher management fees.
          • If in the future block managers have to be qualified it’s a cost to the company. The sector is currently charging management fees at a low rate.
            • The rate is not at all reflective of the costs involved. A single person may contact the manager multiple times and take up many hours, but that person can’t be charged a higher fee.
              • Blocks of flats often contain an element of social housing. They are managed in by the block manager on behalf of the client with the social housing provider owning the leases for their properties in the block.
                • We charge a service charge the social housing provider, in turn, charges their sub-leasers the service charge plus an additional fee.
                  • The block management company is completing all the work, but the social housing provider is able to make a further charge.
                    • Before we look at how management agents work it is necessary to look at what they are paid.

                      ‘It’s a problem about ratios’

‘It doesn’t mean on the ground, if you live in a block of flats you are going to get a better level of service’

‘In block management we are basically saying it’s a buffet, pay a fee and eat as much as you want throughout the year’

‘You can eat us out,  burn the kitchen down and sell the cutlery, No one is giving enough consideration to that’

‘The social housing provider only sends the charges on to the individual, yet they are able to charge a management fee’

‘All avenues for a managing agency are being scrutinised ‘

                      ABOUT THE HOST

I don’t know how this works, but you’re here now listening (hopefully) about my exciting life, so I’m going to try and make this worth your while. I never got inspired at school, I was too busy trying to impress my peers, chasing girls, and being a fool to get inspired. I rejected school. But let me tell you something for free! That was a mistake! I spent the next 15 years in jobs I hated, with no direction, lacked purpose, and motivation for life. Yes, big words, but that was me in a box. A slave to the system! Fast forward to today, and well, I’m not sitting in my ivory tower or anything, but I love life and my career. Yeah, it’s both painful and exciting rolled and wrapped up into one giant subway, and who doesn’t love subway rite? The point is, you only get one life, don’t waste it pursuing things you care nothing for, invest in YOURSELF and grow as a person, be the best YOU by putting YOU first!
