Small Town Charm episodes
- Data or Worf? What's more important when planning a town- a proven formula or having a "unique" plan? We'll talk about it, plus: why basing our town's fiscal solvency on a single study based on an 80-year-old town may not be a great idea.

28 min - A Referendum on StrawmenWas the 2022 election a referendum on growth in Nolensville? Why did the village overlay get reduced from 16 units per acre to 15? Why was the Committee for a Better Nolensville the first and only PAC in town history? Who does Mike refer to as an a******? All this and more in this episode of Small Town Charm.

27 min - C-Deez OverlaysWe'll discuss how CD5 got brought back essentially in all its glory, and we dig in to what the anti-CD5 commissioners might have been thinking in pressing so hard not to just bring it back- but bring it back larger and denser than ever.

29 min - Save Our Village
Liz and Caitlin join us again to discuss why it is that Brentwood has the same tax rate as Nolensville, but has amazing fire stations, one of the best libraries in the state. Meanwhile Nolensville's public works department doesn't have a bathroom, and one of our police officer's office is a closet. And what does all of this have to do with CD5? We'll discuss...

29 min - Her Argument Does Make Sense... To Her
Just when we thought the BOC would compromise for the sake of the Town of Nolensville, they suddenly removed CD5 from the new zoning ordinance. What is CD5 and what benefits would we all see as a result? Two special guests join us to discuss...

28 min - Build Logic, Not Feelings - With Commissioner Derek AdamsNolensville Commissioner and former Mayor Derek Adams joins us to talk about the basics of where towns get the money to build roads- and why "build roads, not density" not only is a bad idea- it simply doesn't make sense.

1 hr 18 min - This Isn't a Negotiation, It's a Hostage Situation
We're back after a long break to discuss sprinkler system requirements, the complete insanity of wasting months arguing density numbers, how Mike keeps making history in Nolensville- and why the zoning discussion is being torpedoed by one side's self-proclaimed "experts" in negotiation, who ironically don't seem to know how to negotiate.
Note: We had some problems with Mike's camera, so his beautiful face can't be seen during parts of this episode.

1 hr 18 min - Double Taxes for a Double-WideRemember when our property taxes increased a few years ago in order to fund our fire department? Well, now we have a double-wide trailer for our firefighters to live in while on duty. In this episode we'll dig deeper into how much density both matters, and doesn't matter- and how your taxes will be increased to make up the difference.
