If you are posting consistently - awesome. 👏 If you are posting AUTHENTIC content that shares who you are beyond just real estate - awesome. 👏 If you’re building a community through your social media presence - awesome. 👏
👉 BUT - if you don’t have a clear strategy for how you’re getting people OFF your social media, then this episode is for you. The thing is - you don’t REALLY have control over how you show up on social media. Only around 6% of your audience is actually seeing your content. That’s leaving a ton of people out, isn’t it!? Social media is super important, but there is more work that needs to be done.
The goal of your purposefully social media content should be to: get people OFF your social media…and into your database.
THEN you can follow up with these people in a way that makes sense to them (and you!), and in a way where they will be more likely to actually SEE your content. When they are in your database and you know their motivations and goals, you can set up your follow up system specific to them.
If we are being strategic in our social media content about building our business - we need to add in a lead magnet system. This lead magnet will help lead people down the line to working with us as their Realtor...from a like to the closing table - it bridges the gap.
A lead magnet is an extremely helpful tool that people will want to get from you in exchange for their contact information. Adding a well-crafted lead magnet to your strategy will help you balance attracting engagement to your platforms while also being strategic in generating new leads.

STEP #1 : Create your lead magnet
You can create your lead magnet as a simple google doc, spreadsheet, or PDF created in Canva. Don't overthink this! People want the INFORMATION, not just a pretty presentation.
STEP #2 : Create a place to "house" your lead magnet
You will need a link that you can send people when they sign up for your lead magnet. Most likely, you can probably do this through your website provider if you have one, or you can save your PDF as a website in Canva.
STEP #3 : Create a landing page
Your landing page must have a way to collect contact information (name and email). You probably have this capability through your website provider or CRM. If not - you can even do this on a Google Form and then link your lead magnet in the thank you comments when people submit their responses - don't be afraid to get scrappy!!
STEP #4 : Solidify your follow-up plan
When people sign up for your lead magnet, you'll want a great follow-up plan to make sure you're nurturing the relationship until they are ready to buy or sell. This will be specific to you and how you like to run your business.
Remember - your purposeful posts may not get as much engagement or likes, but they are still a super important part of your strategy. Don’t get discouraged if people don’t flock to your lead magnet. We call it a sales funnel for a reason - it starts big and funnels down to a small group of qualified buyers or sellers. Keep posting your content as a reminder to your sphere that you are a Realtor and you have a library of great resources for anyone who wants to buy or sell. 💪
