Nonetheless, just before you start to relax, we need a good strategy to ensure all the elusive 'Do Not Disturb' brigade will still know who to call when it's time to sell. Easy - hit them up regardless, or perhaps, invest in slightly more subtle ways to stay on their radar.

Finally,  it's time to sit back & spin a few yarns of past misadventures, courtesy of both us agents and our beloved public. 

Things are finally running smoothly, well, for 5 minutes! But who knows what's lurking around the corner? Hence, keep everyone sweet (and I mean everyone) as you just never know when you'll need them.

If you do hit a slow patch, immediately head for the emergency exit as the grass is surely greener elsewhere? If not, don't worry, you can always come back - no questions asked.

Finally, wherever you are, ensure your snout is well and truly in the office trough for a good feed...

The price is right, but is your timing? Don't go off too early now (but don't fail to deliver either).  Confused? Not half as much as your seller is on when to accept a good offer!
