The apartments are beautiful, sadly the builder declared bankruptcy in year 3, and as there is no building indemnity warranty Insurance over 3 storeys in WA the warranty repairs to all common areas such as water ingress, pool leaks had to be financed by the owners.

· Getting a good strata manager - someone you can get on with
· Encourage, be proactive, get on the committee and educate yourself, don’t just let someone “run it”
· Accrue funds for future works rather than special levy all the time
· Look at costs the same way you would look at fees and costs in your own home, review, compare like for like
· Build relationships / trust with your owners, lead, be open and transparent
· Mutually benefiting all owners
· Behavioral issues, breaching of bylaws and the need to have correct by laws in place. Consider by laws when you purchase the property and then review and amend revoke as you see fit.
