You have two potential tenants that sound like they will be great tenants, what do you do now? Is there one potential tenant that is better than the other? Today, I am going through how I chose one tenant over the other and it's simple, not a perfect science but simple.

First figure out your criteria, find a good agent, figure out who you want to lend with and stick to your plan for scaling your business.

You can absolutely be a real estate investor and work a 9-5, it's all about being efficient with your time. Find a real estate agent or whole saler who can bring you exactly what you want, provide them with your criteria and be flexible. View the properties as soon as you can and consider having a property manager.

There are some very simple ways to show your rental properties from having the current tenant show the unit or using a lock box and Simply Safe in an empty unit. You can always show if yourself, but if you can't these are some great options.

You have the property, you have the tenant and now there is maintenance. Who is replacing the lightbulb in the your rented unit? It's all about drawing the line in your lease as to what is the tenants responsibility and what is the landlords responsibility. Then you have to build your system to help you maintain but also to grow.

It is a challenge to find a good real estate agent and it's so important to find a good real estate agent especially if you are a real estate investor. You need an expert as your real estate agent, you find them through word of mouth and social media, if their face is on a bench - no deal.
