  • Could the AI Revolution Actually Be Creating a Human Revolution?

What if being human is becoming our competitive advantage in a world full of AI? In this episode, I talk about how I use AI every single day, from my AI CEO to my AI calorie deficit tracker, and why it's actually giving me more capacity to be more human. If your AI isn't doing that for you, you might be using it the wrong way.

I share the contradiction nobody is talking about. The easier it becomes to manufacture content, the more valuable the things that are hard to manufacture become, and that's you. Your stories, opinions, relationships, and lived experience can't be mass produced. I call it the who revolution, the revolution happening inside the AI revolution. I also open up about an AI bully who left a nasty comment on one of my posts and what it reminded me about the side of human behavior I'm not a fan of.

From there, I explain why we only remember one or two businesses out of ten that say the same thing, and what "be human first, give the rest to AI" looks like in practice. I break down what to keep human, what to hand over to AI, and how I use automations and personal voice notes in my Instagram DMs to build real human to human connection.

If you've ever worried that AI is making you disappear, this episode will help you use technology for leverage without automating away the very thing that makes people want to know you, remember you, trust you, and do business with you. • What If We Stop Treating Every Connection Like the Beginning of a Funnel?

What if the way we've been taught to network online is costing us the very thing that builds a business? In this episode, I talk about what happens when we treat every new connection like the top of a funnel and why leading with our business makes us lose touch with human connection.

I share the story of a CPA who dropped a tax strategy pitch in my LinkedIn DMs the moment I accepted his connection request. Instead of ignoring it, I tested something I learned at a conference called the non-pitchy pitch. I shared my immigration journey and who I am, not what I do, then handed the floor back to him. He mirrored it, opened up about his family and their spicy food competitions, and admitted he'd lost touch with human connection because of how things are being taught online.

From there, I explain why connection before transaction doesn't mean being anti-sales. I'm the biggest promoter on the planet, but I believe business comes as a byproduct of real relationships. I talk about why some of the best roles I've ever landed came from connecting, not selling, why your humanity is what sets you apart in a crowded market, and why you should never predetermine relationships or see people as dots on your sales chart. I also share a story about covering a stranger's rent and why the best way to give is to someone who can never pay you back.

If you've ever felt like just a number, or caught yourself wondering where someone fits in your funnel, this episode will help you ask better questions, put humans back in front of business, and become unforgettable. • What If The Internet Taught Us To Measure The Wrong Things

What if the numbers the internet taught us to chase are distracting us from the numbers that matter for our businesses? In this episode, I talk about our obsession with vanity metrics and why views, likes, and followers were never supposed to be the scoreboard for business owners.

I share what I've learned from the first week of data in my Instagram content experiment. Content keeps traveling long after the first 24 hours, and some people who never comment end up sending a DM weeks later. I explain why talking head reels are my favorite format, why b-roll can't build the same trust, and why you should talk to the camera like your bestie is sitting across your kitchen counter.

From there, I get into the Goodhart's Law: when a measure becomes a target, it ceases to be a measure. I tell the story of my spider bite video that went viral on TikTok and did nothing for my brand. I also explain why I'd rather have 2,000 followers who buy than 20,000 who followed for the wrong reasons, and how 20 people joining my beachfront mastermind in Cabo matters more than a 30,000 follower count.

If you've ever gone to bed with 50 views and woken up disappointed, this episode will show you how to discipline that disappointment, give your content time to travel, and start tracking what people do after they see your content. • What If Your Engagement Problem Is Actually an Understanding Problem?

Your engagement numbers might be telling you the wrong story. In this episode, I break down why so many business owners and professionals feel like they are failing at content when the real issue has nothing to do with likes, followers, or reach.

I start with the Goodhart's Law, the idea that once a measure becomes a target, it stops being a useful measure, and explain why that is exactly what happens when we let views and follower counts drive our content strategy. From there, I draw a hard line between influencers, whose KPIs are built around brand deals and virality, and business owners and professionals, whose real KPI is being understood by the clients who are already searching for what they offer.

I walk through where to actually start when you are sitting on decades of expertise and do not know what to post, why trying to be everything to everyone is the fastest way to confuse your audience, and how solving one client's problem in public is often enough to reach total strangers who have the exact same question. I also share the one person mindset shift that gets me comfortable on camera, the results of a live KPI experiment I am running on Instagram right now, and the real difference between showing up as a content creator for your own business versus an influencer for someone else's brand.

If you have ever felt like your content is not landing even though you know your stuff, this episode will show you why visibility was never the goal, being understood was. Tune in to this episode of Sugar Mommy podcast: What If Your Engagement Problem Is Actually an Understanding Problem?

  • From Laid Off to Big Pay Off Leveraging Airbnb Arbitrage with Linda Kim

She was crying in her car, freshly divorced, a single mom of two, and about to lose her job. Today she owns zero real estate and still built a six figure business off other people's properties.

In this episode, I sit down with Linda Kim, founder of the BNB Mastery Society and Olive Gold Collective, to break down exactly how Airbnb rental arbitrage works, and why she believes the worst moment of her life became the best thing that ever happened to her. Linda walks me through the 2008 market crash that wiped out her real estate, the divorce and layoff that hit almost back to back, and how she rebuilt everything using a business model that does not require owning a single property. We get into the real mechanics of arbitrage, how she pitches skeptical landlords, why her design background lets her charge more than the competition, and the exact dollar amount it takes to get your first property off the ground.

I also push her on the questions I know you are thinking. What happens if the property does not rent. How much capital do you actually need if you are starting from nothing. And why arbitrage might make more sense than owning right now, given where interest rates and home prices sit. Linda shares the story of a stay at home mom with zero real estate background who hit one hundred thousand dollars in four months, and the story of a student who scaled from one property to fifteen using nothing but a zero percent credit card and consistency. If you have ever felt like you needed money, credentials, or perfect timing to start building wealth, this episode will change that. • You Don't Have A Content Problem, You Have An Extraction Problem

You already have everything you need to never run out of content again. You just do not know where to look yet.

In this episode, I break down the exact reel that hit way above goal on our KPI tracker, and the surprising reason it only resonated with one person, on one platform. That single DM turned into a real conversation, a free website audit, and the realization that most established businesses and founders do not have a content problem. They have an extraction problem. I walk through how to build content out of your own expertise even when client confidentiality keeps you from sharing a single detail, why the curse of knowledge convinces experienced professionals their own knowledge is too ordinary to share, and how one client's blog post turned into enough content ideas for weeks, just by breaking apart a single list.

I also get into how I personally use AI in my business, using a credit card analogy that reframes the entire debate around AI and authenticity, plus the mindset shift that finally got me comfortable on camera, a technique I still use today. And I get vulnerable about my own journey, from an immigrant with broken English who was terrified of being judged, to shakingly pressing record on my very first Facebook Live.

If you have a website, a stack of FAQs, or years of expertise sitting quietly in your head, this episode will show you exactly how to turn it into content, without creating a single new idea from scratch. • The Realtor Commission Mistake New Agents Keep Making with Dawn Jensen-Beaudoin

The commission you are willing to negotiate away might be the exact thing costing you your career.

In this episode, I sit down with Dawn Jensen-Beaudoin, a realtor of 15 years and Sitting Manager for Realty One, to talk about the mistake she sees new real estate agents make over and over. Cutting their commission the moment a client pushes back. We dig into what it actually costs an agent to list a home before they ever get paid, why holding your value in that first negotiation determines how well you negotiate for your client later, and how Dawn mentors new agents to walk into every interview with confidence instead of desperation.

Dawn also opens up about borrowed success, the quiet cost of chasing perfection on social media, and the season of her life that started on welfare as a single mom and eventually led to building her own home on 20 acres. This episode is as much about resilience as it is about real estate.

If you have ever been tempted to shrink your price to keep a client happy, this conversation will change how you think about your worth. Tune in to this episode of Sugar Mommy podcast: The Realtor Commission Mistake New Agents Keep Making

Dawn Jensen-Beaudoin has spent 15 years in real estate and now serves as Sitting Manager for Realty One, where she mentors agents across every stage of their career. Before real estate, she built a contracting background that now gives her clients an insider's eye for construction and functionality most agents simply do not have. She is known for refusing to discount her commission, for showing up unfiltered on social media, and for turning her own hardest years, including a period on welfare as a single mom, into the foundation for the business and the home she has built since. Her mentorship style centers on preparing new agents to negotiate their worth before they ever sit down with a client.

  • The Career Skill Nobody Taught The Younger Generation

You don't have to pitch your way into your next opportunity. You need to become visible in the right rooms.

In this episode, I'm breaking down a practical LinkedIn strategy inspired by a conversation with a mom whose 25-year-old son was struggling to find job opportunities, even after earning a college degree. I'm sharing how to connect with job posters, remove desperation from your message, build a daily connection rhythm, and use networking psychology to create opportunity instead of chasing it.

Your resume is not the whole story. When you engage before asking, lead with who you are, document your journey, and follow up like a human, LinkedIn becomes more than a job board. It becomes a visibility platform.

Take your notes and let's turn digital networking into a real opportunity. Tune in this episode of the Sugar Mommy podcast: The Career Skill Nobody Taught The Younger Generation

  • It's Never Been Easy to Stand Out in the World of AI

What if the most powerful business strategy you've never tried is simply being who you are?

In today's episode, I'm answering a question I received on LinkedIn from a CPA who wanted to know how I built the world's largest Friendsgiving festival over nine years with zero ad spend and zero marketing budget. The answer is not what most people expect. It starts with a decision, a mindset, and a deep belief that when you lead with who you are, the universe starts moving toward you.

You'll hear how Friendsgiving Live was built by accident through pure human connection, generosity, and the courage to just say "I'll figure the rest out." You'll also learn the four principles I shared with that CPA that transformed how he thinks about his business, and why leading with your work is the fastest way to lose the right people in the room.

  • The Invisible Guest That Opens Every Door

Has someone ever said to you, "I've been following your work," or "I've been wanting to meet you for a very long time"? That's your invisible guest growing.

In today's episode, we're diving into a fascinating concept in visibility and networking: the Invisible Guest Theory. We'll explore how your reputation begins forming long before you walk into a room, how the visibility you create shapes other people's perceptions of you, and the subtle signs that your invisible guest is already opening doors on your behalf.

You'll discover why positioning is more powerful than networking, because it transforms what happens before the conversation even begins. And your job isn't to create a first impression—it's to live up to the one you've already built.
