It's not a sexy topic but someone has to talk about it... so why not me! :)

I thought with everyone talking about the doom and gloom of the housing market (that really isn't bad at all), why not bring in Sheriff  Eric Weaknecht to talk about the Foreclosure to Sheriff Sale Process.  Eric (Weaknecht), shares some numbers from the big crash of 2008 vs where we are today... the numbers are not supporting the doom and gloom.

Foreclosures are still at all time lows, which in turn means Sheriff Sales will be the same in the years to come.  Homeowners have Equity... that's the one BIG difference between 2008 and now.

This episode gives great insight into how the process works.  We also dig into the Sheriff Department's other roles within the County and what we can do to help them!

An Alter in the living room and a life size Jesus Cut Out... OH my, the things we see when showing homes to our buyer clients.

Jordan Kreitz (no stranger to REAY), joins Brandon and I to chat about some strange things she saw while showing homes to the same buyers.   Two  different homes had some pretty interesting items, that definitely made her and her clients do a double take.  Oh and let's throw in an attic with a padlocked door leading to an area with 10 kids cots.  YUP... you'll want to listen to this one for sure!

Pete Heim and Brad chat about the slight uptick in national foreclosures, although they are still very low when looking at the national 30 year averages.

Be careful what you listen to, when making real estate decisions, because national market conditions are many times very different than local market conditions.

We cover a lot on this episode... interest rates, inventory update, national numbers, local numbers and so much more!!

Great show show featuring our "Home Grown Hollywood" actor and musician, Owen Asztalos.  Owen has been in several Popular Films, TV Series and National Commercials, such as:

The Flight Attendant
 Hillbilly Elegy
Diary of a Wimpy Kid: The Long Haul
 Geico Commercial (Marco Polo)
… to name a few!

He got bit by the entertainment bug at the age 3 by doing an Elvis impersonation and he hasn't stopped entertaining since then. We dig into what it's like working with the "A" list of actors he's worked with, such as Glenn Close, Ray Liotta, and Amy Adams, just to name a few.  He also does a killer Ron Howard impersonation, after spending a lot of time with during the filming of Hillbilly Elegy.

You don't want to miss this show!!

Our producer, Hugo Cardona, is in the hot seat this time and I get to dig into who he is, where he's from and how he ended up here! :)  It all started with him being an interpreter in Guatemala for his future wife during her year in his country.

His appreciation for his newly received US citizenship and positive outlook on this country is heartwarming and sincere.   This episode goes through the ins and outs of a kid from Guatamala coming to the States and living the American Dream of making a living doing what HE LOVES TO DO... Audio/Visual Production.  Not only is he doing what he LOVES, but his clients LOVE what he produces... HIGH Quality Video Productions!

Real Estate and YOU is so thankful to have Hugo producing our show every week and we are thankful that he shared His Story with us!

Pete Heim is back in the studio w/ me to give his point of view on the market.  We go over stats and what the pundit are saying.  Lot of negativity on the new, but is it really that bad?

We break it down to show you that it's a changing market, and that's ok.  One thing we talk about is the rates... we do predict that higher interest rates are here to stay!

SPECIAL EDITION
Our guest this time included a dog... not just any dog... it was K9 Brutus from the Reading Police K9 unit!!  You will hear some panting for sure in the background and even a burp at one point from our furry friend.  So much information about this special unit and the costs associated with having a K9 unit.   Brutus is a bomb sniffing dog and thank goodness our studio was cleared! :)

Brutus also brought Officer Josh Faust (his handler) and Suzy Lysczek a committee member of the non profit, The Friends of the Reading Police K9 Unit.  Suzy and her committee raise funds to help defray the costs of having a K9 unit and w/ out their help, this unit probably wouldn't exist.

I learned so much about how the dogs get trained, where they are from and What Language they Speak!!  Yes that's right,  they do NOT go by English Commands.

My guest on this episode is Laura Grande of Grande Construction.  Her family has been building homes since the early 1980's.  We dig into (no pun intended), the challenges for builders post pandemic and what their family business sees for the future!

So much information about New Construction in today's market.

- Do we still have Supply Issues?

- How about lumber prices... UP or Cooling Off?

- How long to build?

- What are the biggest challenges for builders today?

I'm asking all the Questions... because I know Laura Grande, of Grande Construction, will have all the Answers!

As the market changes, we will see more of the past practices coming back into the home sale process... ONE OF THEM is Inspections!!

Vinny Williamson, from ComfortSpec is here to remind us what the inspection process is all about.  It's NOT a bad thing for anyone, buyers get to know the property better and seller's reduce their after the sale liability.

We talk about MOLD!  We talk about Septic Inspections!  Vinny Williams says a good inspector is not there to ruin a deal, they are there to educate the buyer on the home they purchased.
