    Equity Yield’s first deal using Institutional Capital 

    Ryan Webster and his team acquired their first deal back in March of 2021. It’s 148 units – 2016 built, a multifamily community in Sarasota, Florida. This particular property – newer built: Interiors looked 20 years older than they were. A lot of people don't realize developers are building in project cost. The finishes are getting done last as you have cost overruns.  

    Equity Yield worked with Franco Electra Capital- they are a partner of American landmark.  

    Advantages of working with an institutional capital is they can come in and write a pretty sizable check but there's a pretty heavy due diligence process on the sponsor and the operations team, the deal and the business plan.   

    As part of getting certainty of closing with that money - you got to have a very good business plan and be able to communicate to their equity committee and work through their approval process.

     How did Ryan Webster get hooked up with Franco Electra Capital  

     Ryan and his team has a capital markets brokers that they worked with. They are big with fundamentals; they look for markets with higher population growth and inbound net migration. They look for denser markets. They also look for diverse employment market, stable economies, growing wages and favorable income rent ratios.  

     Equity Yield makes sure that the income or the jobs supports the cost of rent. Net absorption and new deliveries- they want to be in an area that is supply constrained. 

    How has Covid affected the Equity Yield's operations?  

    Ryan hasn't really seen any effect in their operations, its more been a proof of concept and investment thesis. They look for a very late model product that is very well located.  

    Deals in low capitated market: numbers game. Persistence. Equity Yield underrates a lot of deals, a lot of offers in, buyers’ interview. It's really about getting out there and come in as second place and then waking up the next day and doing it again.

    Join Vince Gethings, as he chats with Javier Hinojo about how he was able to turn around a bleak point in his life where he only had 32 cents in his bank account and built $75M assets from there.     Married for 23 years, has 5 kids, been self-employed for most of his life. He lives in Raleigh NC. He is the host of “The Naked Truth about Real Estate Investing” podcast. Went to a Rich Dad Poor Dad seminar in November of 2015. Paid his 35k and got some training,  started by doing fix-and-flip of single-family homes. They were in Raleigh/Durham, Austin TX, Dollars TX, El Paso TX, and Tampa FL. He and his company would fix and flip over 50 per year and wholesale 80+. Then late 2019, he decided to stop cold turkey and go to commercial real estate. He pretty much let all of his staff go and started from scratch. He started to liquidate all his single-family homes.  

    Javier was inducted into the Rich Dad Poor Dad Hall of Fame in 2018. He believes in Podcasts/mentors/coaching. He’s a high school pushout and doesn’t have a college education. Had 32 cents in his account on New Year's day 2017. He almost gave up. Then he asked his kids for their Christmas money so he could pay their rent. By the end of 2019, he closed on his first apartment 63 units outside Charleston. Fast forward about 19 months later he is at 690 units across 7 properties. Stabilized Value 50M.

  • Bank on Yourself with Mark Willis

     Join Steve Fierros, as he chats with Mark Willis, as they chat about how to bank on yourself. As a child, Mark experienced depositing cash in a bank for the first time and immediately did not like the feel of it. Thought to himself, he gave a guy in the bank his hard-earned money and never see it again, whereas he could use that money to finance other efforts. In this episode, Mark shares how to be your own financier, control your own assets, and be more in charge. Mark likens the banking system to a doorless microwave which totally makes no sense in having, and is now enjoying the accessibility of his own money.     Understanding your own policy: 

    Mark warns that some policies often yield so many expenses that it becomes counter-productive instead of being a source of income for future endeavors. He shares how instead of sticking to the usual policies that he would be given by a bank, he started making a list of things that he would want his money to do for him instead. He shares some pointers as well such as wanting his money to be accessible, have a rate of return, and liquidity among other things. Mark shares how these insurances made it possible for him to pay off his student loans and even use the money to buy a car or other properties, all with the help of insurance policies. 

     

    Mark shares how inspecting the insurance policy is of utmost importance as due to the number of insurance agents in the country, some of these policies are not designed as properly as it should be. Finding the right insurance policy and the right agent to work with that has the right credentials as well may be difficult but this ensures that the policy works for the interest of the client and also ensures the yield. He also shares how this allows long-term investing because if the policy is correctly built, money could be used for putting up businesses, sending kids to college, starting up different projects, and many more.

    Make It Count 

    Alex first bought a house in 2004, back when prices were still low. Despite the heavy mortgage payments amid a recent divorce, his parents encouraged him to keep paying them as it would be worth it in the long run. Alex did see the fruit of his labor because the property doubled in value in a span of time. That was how Alex got involved in real estate. From that experience, he got himself immersed in the real estate industry along with his digital media business. 

     

    Investing is a strategy game, and Alex says that networking is especially important when it comes to real estate. In order to gain trust and learn from other seasoned investors, he had a lot of lunches with them. The relationships gained from these interactions will eventually become a reward in the future. Connections are the easiest way to deal with in the business of real estate. Decisions made on where to put money in will make or break investments. Thus, every action must count and have a purpose.

  • Growing Intentionally with Adam La Barr

    Join Vince Gethings, as he chats with Adam La Barr as he shares about how he got started doing REI and how the transition went, coming from a military background. Adam has a background in coaching as well with his company APDI where he helps coach and mentor over 40,000 members, especially military members and veterans alike, and teaches them to build their passive income.  It was at a point in Adam’s life that he realized he needed to straighten up the way he utilizes his money as well because he noticed how his wife has a savings account and then decided to build up his passive income along with his investments as well. So much to unpack especially with Adam’s wisdom that he earned through years of experience so be sure to stay tuned! 

     

    Being involved: 

    Adam shares that the biggest lesson he learned from his first-ever deal is to be more involved with the team effort. During the first deal, he was living in Japan which gave him an excuse to let the deal take its course on its own. He was slightly in doubt because he didn’t think that his experience dealing with contractors back in the military would come into play in the real estate field. He also shares how you shouldn’t fear to use your knowledge from a different “arena” to another one because that’ll help you transform your existing skillset into the one that you need for the new practice you’re undertaking.  

     

    By the fire round, Adam shares how you should trust yourself in order to move forward as his final advice. He says that trusting yourself means surrounding yourself with your team, making sure you get past that imposter syndrome and building up the confidence to know that you can get your job done. Put yourself in the right community for your endeavor as well, in order to learn not only technical knowledge but also the behavior, the habits, the mindset, and push yourself forward with what you gain from your environment, further helping with the confidence build up and in turn be able to do more.  

     

    About Adam La Barr: 

    Adam was an Air Force brat before joining the Air Force and traveling the world. Adam is married to his wife, Raquel, who was instrumental in his decision to start investing in real estate as she saw its power through her family’s investments. Adam and Raquel have two crazy boys and they love spending time with them while building their real estate empire. His first investment property was a 62-unit apartment which he bought while living in Japan! 

     

    Adam currently co-leads Active Duty Passive Income’s Military Multifamily Academy and Mastermind where he utilizes his passion for property research and underwriting to help guide and coach new investors.
