Mortgages + Protection: The Power Combo
This week, I’m joined by the brilliant Niamh Jackson, a mortgage and protection adviser who’s built her business around something too many advisers overlook…
Protection.
In this episode, we dive deep into:
✅ How Niamh got started in protection — and why it became her focus
✅ Why every mortgage adviser should seriously consider adding protection to their service
✅ The impact offering protection has had on her life (especially as a mum)
✅ A look inside Niamh’s network — how they support advisers, what makes them different, and who they’re looking for
✅ And her top piece of advice for anyone thinking about adding protection to their business
We also touch on the earnings potential for protection advisers — with a candid chat about how protection can add a serious income stream when done the right way.

If you’ve been thinking about taking your CeMAP exams, this is the episode you can’t afford to skip. The Walbrook Institute (formerly LIBF) is making significant changes to the CeMAP qualification — including tougher exams, a new Level 4 FSRE module, and restructured syllabuses for CeMAP 2 and 3.
But here’s the good news: you still have time to get qualified under the current, proven format — with familiar materials, refined learning tools, and full student support.
In this episode, I’m walking you through:
What’s changing — and when
Why the current structure is easier to pass
How long it really takes to get qualified (even with a full-time job or family)
Why now is the ideal time to start (especially if you want a career change in 2025)
The exact study path I recommend if you want to be qualified by January
You’ll also hear about how our e-learning platform is helping students smash CeMAP in just 6–8 weeks — or even faster with an intensive plan — and how you can join them before the window closes.

Here’s what we cover:
👉🏻 What exactly is an interest-only mortgage and when it’s used
👉🏻 The key types of repayment vehicles your clients might use to clear the capital
✅ ISA's as repayment vehicles
✅ Pension-linked repayment plans
✅ Help to Buy ISAs – how they work, and their restrictions

This quick but important update episode is a follow-up to our recent breakdown on the big upcoming CeMAP qualification changes — and yes, there are a few key clarifications you'll want to hear.
✅ CeMAP 1 becomes FSRE: A Level 4 qualification with a new structure — but you can now register under the current syllabus until 29th September 2025 (not 31st August as previously mentioned).
✅ Exam Deadline Extended: As long as you register by 29th September, you’ll have until 12th January 2026 to sit your exams using the current format — and any resits will also follow the old syllabus if booked in time.
✅ New Material Release: New course materials go live on 30th September 2025.
✅ New Exam Format Begins: From 10th November 2025, exams will follow the new structure — including case study questions and a shift in how CeMAP 1 is assessed.
✅ CeMAP 3 will have its own updated content: Still under review — but expect some separation from CeMAP 2 moving forward.
Heads up: A full official email from Walbrook Institute (formerly LIBF) is due to land in all current students' inboxes on 16th July 2025 — so keep an eye out for that.

✅ What counts as execution-only business, and why it’s riskier than it sounds
✅ The rules around financial promotions — including what makes one legal or illegal

This is one of those topics where small details matter — especially if you're aiming for full marks on regulatory questions.

it’s time to dive into CeMAP 1 Topic 19 – and while “prudential regulation” might not sound thrilling, this is the stuff that keeps the financial system from falling on its face. And yes… it does come up in your exam!
In this episode, Maria the Money Muggle and I break down the big players and big ideas behind prudential regulation so you can actually understand what they do (and why they matter).
Here’s what we’re tackling:
🏦 The PRA (Prudential Regulation Authority) – What they’re responsible for, and how they work alongside the FCA.
🌍 The Basel Committee on Banking Supervision – What it is, what it sets out to do, and why it sounds way more complicated than it actually is.
💧 Liquidity Risk – What it means when a bank can’t meet its short-term obligations (and how they try to prevent that).
📉 Net Stable Funding Ratios (NSFR) – How banks make sure they’re not running out of stable funding to cover their assets.
🧮 Solvency II – The framework for insurance firms to prove they’ve got enough capital to cover risks.
Basically? If you've ever wondered how the financial system stays (mostly) stable... this is your topic.
