Lumber prices are slowly increasing across the country right now in part due to pent up demand for home building and projects.  Rising fuel costs and employee wages are also contributing to higher prices but will we see prices continue to increase?

Real estate foreclosures are already starting to happen.  Prices are starting to stall and slip all over California - in one of the hottest areas in California and it's starting to slip.  It all comes down to inventory.  In recent years we had institutional buying (e.g., Zillow) coupled with regular buying and it created this mania, but now that's all turned.

Everybody will be a pro in Commecial Mortgage-Backed Securities (CMBS) by January 2022.  In the recent Montgomery Mall foreclosure sale, the mall had lost roughly 70% of its value from 2014 and nearly 5% from its appraisal eight weeks ago.  This is just one example of commercial real estate going bad and pensions are loaded with it.

I believe Europe will collapse first (ahead of the big collapse) and then it will hit the U.S. in the next few weeks, when the collapse happens - I'm not saying this will happen tomorrow or next week, etc.  The news is Austria just issued the first vaccine mandate and I don't think it will go over that easy and I think there will be unrest which leads to lockdowns which will affect the economy and trading algorithms and the perceptions of the average trader.
