Welcome to another compelling episode of The Fit Investor Podcast! In this installment, we are delighted to feature the remarkable journey of Derek Tellier, a true testament to the transformative power of self-improvement, resilience, and strategic real estate investing.

Derek's transformative journey began in 2016 when, at the age of 42, he decided it was time for significant changes. Battling excess weight and a lack of direction, Derek embarked on a holistic transformation, starting with his health and fitness. In just nine months, he shed 50 pounds and discovered a passion for running, completing a half marathon in under two hours and a full marathon in under four hours.

This newfound focus on a healthy body led to a healthy mind, and through the influence of friends, Derek delved into the world of financial freedom and real estate. In 2018, he immersed himself in education, consuming podcasts, books, and audiobooks to gain a deep understanding of the real estate landscape.

Derek's commitment to change extended to his professional life. After obtaining his real estate license in the fall of 2018, he experienced significant shifts, including a divorce after 21 years of marriage. Undeterred, Derek purchased his first investment property in June 2019, a single-family home using private money, and executed a successful BRRRR strategy, regaining all his invested capital and generating a genuine cash flow of $350 per month.

In the spring of 2020, Derek joined The Short Term Shop as a full-time agent while balancing his W2 job, marking a crucial step towards his real estate journey. By November 2020, he left his W2 job to focus on real estate full-time and closed an impressive 130 transactions as an agent with The Short Term Shop in 2021.

Derek's commitment to self-improvement led him to join the GoBundance Emerge program in January 2021, ultimately becoming a member of GoBundance in April 2021. Throughout 2022, he demonstrated his adaptability and resilience by relocating to Gulf Shores, Alabama, to assist The Short Term Shop as an agent while maintaining a robust real estate portfolio in Tennessee.

As of today, Derek's real estate portfolio boasts 12 active short-term rentals (11 in the Smokies and 1 in Crystal Beach, TX), 2 long-term rentals in East Tennessee, and a property in Foley, Alabama. His commitment to continuous growth, creative financing, and strategic property management are evident in his diverse real estate ventures.
