Networking Through Building a Routine!

Sometimes it seems silly to do the same thing over and over, but in some cases it can actually make sense. 

When going to a restaurant as an example, you can go there everyday or the same day every week and over time people will continuously see you. It will reach a point where all the staff will get to know you by name and you will know them by name. 

This will make the rest of the people who don't know you curious as to why everyone knows you and who you are, therefore some may even make an attempt to find out. 

End result is that you will have met more people and built a tribe in that area. When you have successfully built that tribe, you move to a new place and start over. It won't be long before you have different groups of people in different areas who are glad to know you and recommend you should someone need a product or service you are selling, just because you are their people.

Are Virtual Tours Here to Stay or Have They Already Departed? - Market Tuesdays EP_11

People in general are resistant to change, technology seems to develop faster than people are willing to get on board with it. When the Covid Lockdown came about, the traditional showing homes in person became a bit of a challenge. Virtual Tours through matterport 3D and Snap iGuide have been around for quite some time but were not really utilized until this point. Obviously now with the lockdown this is something many realtors decided to jump on the bandwagon.

The question is, now that we are back to somewhat of a normal see in person environment will the Matterport and iGuide tours disappear? My guess is most definitely not, nor should they. It will be more apparent with luxury real estate but I think it's something that can be valuable for everyone. 

This is technology that everyone should insist that their agents use, my reasoning is simple. When people can tour your house in 3D from their home it will give them more of an idea on whether or not your home will suit what they are after. Therefore it can save some unnecessary traffic and inconveniences to you as the home seller. It's not a big deal to leave the home for an interested buyer to come buy and see it, but why leave it for people who are coming to see it because they're unsure? Matterport eliminates the unsure and has more serious people in my opinion. 

There's more reasons then the above but that is just a couple of points to ponder.

Why I No Longer Do Open Houses When Selling a House - Market Tuesday EP_10

Many times you see new homes come on to the market on the MLS and you often see Open House Saturday or Sunday on the Lawn of the new listing. It's not that uncommon with the exception of during the lockdowns of the Covid 19 Pandemic. 

I find that they use to be a great tool to market a new home for sale, it use to bring many people through the doors to see what the listing had to offer.

So you ask, why am I not doing them anymore? It's a very good question and I will tell you why. In the past viable buyers had walked through the door, as time goes on and things change, this practice has as well. Most people today have their own agents and access to the internet, when they see a home that comes to market they book an appointment through their real estate agent. 

So then who's coming to see the home during the open house? Well mostly people in the area that are thinking of selling or renovating their home and want to use this home for comparison purposes without having to bother their real estate agent. This benefits the agent hosting the open house as we pick up leads for possible future buyers and sellers but has very little to no impact for the home sellers other than dragging dirt from outside and disrupting their day. I am not saying that it's always a waste of time, every so often you can truly get a serious buyer through the doors but it's so rare and the ones that are serious will book through the office to see it anyway if there's no open house. 

I believe that as an agent there's much more effective activities that I can do to market your home that will deliver better returns than an open house, so I would personally rather put my efforts into those strategies instead.

Do not misunderstand me if a home owner really wants me to do the open house I won't say I won't, I will I just don't think it's effective as it once was.

Looking For Creative People So Send Me Your Boring Resume - Minute Mondays EP_62

What I noticed out there is that people post "Looking for a Creative Individual" followed by a list of demands that have the same requirements and ways to apply as any other mundane robotic and boring repetitive job asks for.

You want creative but send me a RESUME with Your EDUCATION, JOB EXPERIENCE and BORING Cover letter that is going to be full of horse manure telling me why WHY YOU ARE SO CREATIVE in the most boring and uncreative way possible. 

Although I used job hiring as my example above, it doesn't only apply to getting a job or posting a help wanted post, it also applies to everyday business. How many times do we say that we want to be different and creative to differentiate ourselves from competitors but then do the exact same thing that everyone else is doing? What makes you different? Usual answer, our brand, our logo what we represent. Well let me fill you in on a little secret, the public just sees different colours and doesn't care about your logo, unless they know you already and use you already that's simply not enough.

Best way to move forward is to have a clear definition of who you are, what you represent and what makes you stand out from the rest. It doesn't have to be complicated, it just has to be true and clear.

Short Answer is YES! We have become so accustomed to seeing perfect homes on our favourite shows on TV that many people can forget that they didn't come ready built that way. In many instances homes need renovation to get them to look like that.

Do we have ready made homes that are completely done up? Of course we do, the question you really have to ask yourself is if that home is in your budget and am I willing to pay the premium to get the home already done.

If you take the time to plan ahead in terms of what you are after, there's many opportunities out there that you may find that you may have missed if you started unprepared.

I suggest you begin your plan with drawing on a piece of paper your ideal layout, list on another sheet your mush haves and your wants. This gives you the ability to find homes that are closer to your needs and avoid seeing everything on the market even when it is nothing like what you are after.

What you are trying to do if you see a home that's not already done is see if the space and layout fits your Needs, what you drew out or if the ability to make it fit your layout with minor work. You are trying to ensure that your needs are covered and see how many of your wants can be implemented.

My suggestion is that once you have done all that, if you would score the home a 7 of 10 or higher with all that, then keep it on the short list. This is my perspective and in no way am I saying you have to do this. In the end you are free to choose whatever suits you, I am just hoping to illustrate some of the ways you can try to see opportunity when you didn't see it before.

Build Community Not Pipelines - Minute Mondays EP_61

Too many times do I hear people tell me stuff like, i've tried Facebook & Instagram Ads and it didn't work, I didn't get any leads. I tell them that's the exact problem they have, getting leads is their only objective.

In 2022 the whole point of social media isn't to get leads, it's to build relationships and be social with people. I have no idea why we can't get it straight that the old school message of buy buy buy isn't something that people of today are receptive to. People want to buy things from people they know, like and trust.

How do you get known to people so you can build that Know, Like and Trust Factor? That's Easy! Brand, build your brand, work on it consistently. It's not a one and done scenario.

When you build a brand, people will try to relate to you and get to know you, this gives you the opportunity to get to know them and to take interest in their lives. Once you show them that you care, then they will care about what you show them. You have now achieved the Know, Like and Trust Factor.
