🚗 Seventeen showings, one day, zero complaints: how we pull off a genuine buyer request like this without burning out the buyer, the sellers, or ourselves, and why our search regularly stretches beyond PEI into Nova Scotia and New Brunswick when a client wants the full Maritime picture first. 🗺️
🔥 Bigger heat pump, better heat pump? Not even close. Builders love advertising big BTUs because it sounds impressive, but oversizing a mini-split is a sales gimmick, not a comfort upgrade. An oversized unit cools too quickly to properly remove moisture, short cycles on and off, and leaves some rooms too hot or cold while others lag behind, since mini-splits work best running steadily at low speed. Add wear and tear, noise, a higher price tag for capacity you may never use, poor mild-weather performance, and a habit of satisfying the nearby room first — proper sizing beats raw power. 🌡️
🚽 A sewer inspection — not something normally done here, but a genuinely great idea. Mandatory sewer inspections are uncommon across North America and concentrated in particular municipalities, especially parts of California and Minnesota. Elsewhere, including PEI, it's normally optional buyer due diligence, unless your purchase agreement, lender, insurer, or municipality requires one. It costs little and tells you a lot. 🔍
👀 The neighbours always have an opinion, and you are always selling too low! Someone nearby is always convinced your price is a giveaway. Our advice: get them to provide the actual data set they're using before it rattles your pricing strategy. Confidence without evidence is just gossip over the fence. 📊
🔐 Let's talk FINTRAC, and the software we genuinely trust. What FINTRAC is, why real estate transactions fall under it, and the identity verification app we rely on to keep buyers, sellers and their money protected against fraud — a layer of due diligence most people never hear about until they need it. 🛡️
🤝 Looking for an agent? Call us first. If you're buying or selling anywhere, in this province or well outside it, call Patty and I and we'll help directly or recommend somebody who genuinely knows the area — we'll even do the research for you if you're not local. We regularly hear from buyers dismayed after part-time agents with no real knowledge handed out misinformation about the rules and the market. Our referral network runs deep: buyer's agents, accountants, lawyers, surveyors, perc and water test people, home inspectors, landscapers, tradespeople and more. 📇
💭 And then there are home sellers who simply will not list with an agent who "doesn't believe in the price." It doesn't matter what the comparables say or what an honest professional tells them — some just want a cheerleader, not a straight answer, even though it contradicts reality. Optimism, ignorance, or delusion? We'll let you decide, but we know which agents get homes sold. 🧠
📩 Got a question about a listing, an oversized heat pump quote, or need a referral? Reach out — we're happy to help. 🏘️
