Today we talk to Chris Grenzig who has the vision to scale from $3 million AUM to $500 million AUM in the next 10 years. 

Chris is the Founder of JAG Communities which is a vertically integrated multifamily focused investment firm based in Jacksonville, FL. Chris started investing in real estate in 2016 by attempting to flip houses in Long Island, NY. After months of failing, he attempted out of state flips, purchasing tax deeds, and finally found his footing in multifamily. Chris joint ventured on just over 100 units, before joining Toro Real Estate Partners as their head of Florida operations. Toro purchased 4000 units worth $300 mil, with 1000 units in Florida over 4 and half years. Chris eventually left Toro in Nov 2020 to start his own company which owns and manages small to mid-sized apartment complexes in the Jacksonville, MSA. JAG Communities currently owns and manages 40 units worth $3 million, with a 10-year vision to scale to $500 million AUM.

Today we talked with Javier Hinojo about how he managed to scale to 700 units in less than 18 months. He breaks down the strategies he's using the find these deals and how he continues to scale moving forward. 

Javier is the host of “The Naked Truth about Real Estate Investing” podcast. He got started in real estate doing fix and flips with single-family homes and went on to fix and flip over 50 per year and wholesale 80+. Then late 2019, he decided to stop cold turkey and go to commercial real estate. By the end of 2019, he closed on his first apartment 63 units outside Charleston. Fast forward about 19 months later he is at 690 units across 7 properties.

Sam Bates is the founder and CEO of Bates Capital Group. Sam started his real estate journey in 2009 and has been directly involved in the acquisition, reposition, disposition, and asset management of over $150,000,000 in AUM. His portfolio currently has 924 units in Texas and the South East. Sam and his partners have roughly another 300 units in the pipeline to be acquire or develop. 

Sam spent over a decade in Corporate America working in various consulting, finance and accounting positions. In this episode, we have Bill Hamel on the show who talks about the mindset needed for getting into multifamily real estate and talking to your property manager for a potential deal. 

Bill started investing at 21.  He slowly built a portfolio of smaller properties consisting of  45 buildings totaling 230 apartments.  He managed the properties until 2019 when he moved away from property management.  At that point; he sold many of his smaller properties and is now focusing on scaling his larger multifamily real estate collection.

Today we talk with Darren Light, a multifamily investor, and coach, about acquisitions, asset management, and market metrics you should be aware of. 

Darren started 5 years ago investing in real estate through single-family rentals and flips. Three years ago this October he along with a handful of partners began investing in multifamily due to the scaling and growth opportunities. To date, he has transacted over 300 units, taking two assets full cycle, soon to be a third full cycle. One full cycle asset was a syndication. He and his main partners, Greg and Kim Scully host the Real Wealth Solutions podcast and are starting their own in-house management company, pending the close of 31 and 34 unit properties in the next two months. Darren thrives on mindset and helping others to achieve their goals in the multifamily investing space. Darren has also served as a coach for a multifamily education platform for the last two years.
