What makes a good property investment, and how do you avoid an expensive mistake?

In this episode, I’m joined by Melissa Lewis, founder of ML Property Venture, to talk about property deal analysis, entrepreneurship and making better business decisions.

Melissa explains her CORE framework, looking at cash flow, operations, risk and exit, and why simply finding a cheap property certainly doesn’t mean you’ve found a good investment.

We also chat about her own journey into business, learning to pivot, networking, dealing with imposter syndrome and saying yes to opportunities, including being featured by the BBC, Channel 4 and Forbes.

And there’s plenty here even if property isn’t your thing. Melissa shares some great thoughts about starting a business, finding the confidence to keep going and why feeling nervous doesn’t mean you’re on the wrong path.
