Real Estate Investing Strategies Covered
1. Buy and Hold
Aaron explains that one of the most common real estate investing strategies is to buy a property and hold it long term. That could mean owning it for 5, 10, 15, or even 20 years while the property appreciates and a tenant helps pay down the mortgage.
This could happen by turning your current home into a rental when you purchase your next primary residence, or by buying a separate investment property.
2. Buy and Flip
Flipping can be a great opportunity, but Aaron explains that the numbers have to make sense.
The property needs to be purchased low enough to cover repairs, improvements, resale costs, and still leave enough profit to justify the time, risk, and effort involved.
3. Wholesaling
Aaron also explains wholesaling as a way to connect a seller with an end buyer while creating profit in between.
This is typically an off-market type of strategy where the person finding the deal helps transition the opportunity from one party to another.
4. Buy and Relist
Another possible strategy is purchasing a property at the right price and relisting it without doing a full rehab.
This can work when the home is already in decent condition, but there is enough margin between the purchase price and market value to make the deal worthwhile.
Where Does the Money Come From?
One of the biggest questions in real estate investing is how to fund the deal.
Aaron walks through several possible sources, including partnerships, family or friends, traditional loans, home equity lines of credit, business lines of credit, private lending, hard money, and other investment funds. The key point: if the deal is strong enough, there may be a way to find the money.
