How to Get Real Estate Leads In 2020? 

Leads are the foundation of your realtor business and having a constant flow of leads will help you get appointments and closings. But many agents still struggle with getting inquiries. How do you get more traffic and more people to reach out to you? There's a popular misconception out there. Many realtors think that they need to create more traffic to get more inquiries. But the fact of the matter is, traffic is already out there. You just need to channel it back to yourself. People are already out there searching for homes. Your job is simply to find out where they are and direct them to your website (which is a must) or mobile. I'm going to be talking about several of these traffic sources. There are two ways to get inquiries and lead. The old fashioned way (which I do NOT recommend) is to do door knocking, cold calling, canvassing and networking. The smarter way is Inbound Marketing, which is to get prospects to reach out to you first. This means you become the hunted, instead of the hunter. When you do marketing the right way, you get prospects reaching out to you. The offer you make has to be a no brainer. What this means is that the prospects love it so much that they will go out of their way to leave their contact details to get it. Which Platforms are best for traffic for realtors? There are several platforms you can use right now to get started with Inbound Marketing. The best and easiest way is to use Facebook ads. It tends to be the most affordable too. And you can get leads pretty fast from Facebook. In fact, one of  my agents Raama, closed a deal in just 6 hours of his ad going live online. Then there is Social Media Marketing, which is free but kinda like SEO. It takes longer and many agents seem to spam the platforms. That's a sure fire way to get banned. Then there is Google Ads, if you have the budget to invest $1,000 to $2,000 a month. Another way is to do videos on YouTube. YouTube is in fact the largest search engine after Google and everyday people are searching videos for answers. You do not need a full professional set up to do quality videos. In fact, your smartphone is good enough for the job. How to get traffic from YouTube? You can simply use your gmail account for the associated YouTube account to get started. You can record yourself on camera talking about things you care about in the home buying process. Tell stories. Talk about your experiences. Share your own experiences of buying a home. Explain why you are a realtor Demonstrate results. The key with YouTube, as with all platforms, is CONSISTENCY. Yes, life happens, but you should get back on track and post when you're able to do so. Make it a point to be consistent, share stories and provide value. The downside of getting traffic from others. Here's something from my personal experience that will save you a lot of time. The traffic that you get from Google or Facebook, whether free or paid, is ultimately theirs. It's not yours. You can only direct it to yourself. It can dry up. Quickly. When I was  starting online marketing in late 2009, I got Google Slapped. Hard. Literally thousands of businesses went bust overnight. You're always at their mercy. Their platforms, their rules, their agendas. Not yours. The sooner you realise this, the faster you can protect yourself. The best way to protect yourself. The absolute best way that I know of is to build your own LIST. This is something almost no realtor is willing to do. They keep on buying sms lists from vendors whose only goal is to keep agents dependent on them. But when you build and grow you own list of buyers and sellers, you have an asset that keeps growing. It will keep giving you business for years and you will never be at the mercy of platforms whenever you need to get leads and business. That is the secret to how you can get more real estate leads, in 2020 and beyond.

So what's the answer?

The single most consistent answer has to do with habits.

And it's true.

Look at any area of your life and compare the results with how you approach that area.

So here's the thing.

There are 3 key areas you need to focus in order to achieve balance.

That's it.

Focus on these three and you'll achieve balance.

Let me explain.

By this I mean physical space.

Obviously, the best option is to have your own dedicated space to concentrate on work and minimise distractions so that you can get more done.

But obviously, everyone's different.

Not everyone may have their own dedicated workspace or a home office.

That's where time comes in.

What is your daily routine like?

What are your family members doing at a specific time (assuming you don't live alone)?

Are you factoring in their needs and routines?

I made the mistake of not taking into consideration the needs of my family.

And my productivity suffered.

Of course, few people can totally zone out and not let their family members distract them away from working.

But the majority will need to do something about this.

I solved this by carefully documenting my own routine and my wife's and kids' routines.

I downloaded smartphone apps that let me know where I spent my time on.

I noted my family's meal times, play times, sleep times.

Then I found a pattern.

And that was the time I could work in.

But sometimes, even that time wasn't enough.

And that had to do with Energy.

Everyone, including me, has a time when we're 'in the zone'.

We're our most productive, energetic, motivated selves.

Everyone's different, but my Zen state was in the evenings.

Yours might be in the mornings.

Have you ever felt burnt out and thought of giving up?

I know I have. I used feel like I was carrying a mountain on my back.

Some days just felt bad because nothing seemed to move. I just felt like quitting.

And many agents feel burnout after working too hard for too little results. They're frustrated when nothing works they want things to.

They're putting up a brave fight. But they're doing it all alone. They're a bit afraid to admit they need help.

It's okay to seek help when you need it. We all need a shoulder to lean on. It's just a part of our humanity. We're emotional creatures.

But we can't forever keep being miserable, right?

You'll always end up feeling burnt out.

So the more important thing is to address the underlying issues of burnout. Permanently.

The good news is, it can be done.

And even better news is that, once you've resolved burnout, it's permanent (provided you keep the solutions in place.)

There are two majors ways to do this:

I'm a big believer in technology.

I believe technology holds the solutions to a lot of problems.

And agents can quickly use it to get more stuff done.

But you've got to sit down first and agree on what can be automated and what cannot be.

For that, you need to work ON your business.

Once you do that, it gets easier because by then, you're simple testing out the technology.

And adopting what works for you.

But what about stuff that cannot be automated?

That's where people come in.

The right people can extend your capabilities.

But many agents are fearful that hiring people is too costly.

It's not.

Search for freelancers only.

They're affordable.

And can easily do tasks you ask them to.

I did this all the time.

So, it doesn't have to be hard to prevent and resolve burnout permanently.

I think you joined because you thought you could make a lot of money and live a good lifestyle.

But look at what has happened?

Many agents struggle because this job consumes them. They work 80-hour-weeks and struggle to make enough money.

Does that look like a successful business to you? No, right?

There are several action steps you can take to avoid all this.

What made the biggest impact in my own career as a realtor was understanding the concept of LEVERAGE.

Leverage is the power to MAXIMISE your results with the LEAST amount of time, effort and risk on your part.

Realtors can use three types of leverage in order to earn more money and live the life that they want to live.

Look at it this way.

We no longer have to leave our homes or office in order to get prospects to contact us today.

That is made possible because of the Internet.

Even the Internet is a form of leverage.

It makes the impossible possible.

The right of kind marketing gets you flooded with more prospects than you can handle.

But the kind of marketing most agents do is 'Image Marketing' that talks only about themselves.

The correct marketing answers 'What's in it for me' for prospects, and they go out of their way to contact you.

Like the example of internet, which is a technology, and it's also a form of leverage.

But I see agents struggle with technology too.

It doesn't have to be so complicated.

It can be as simple as automating SMS. You can set up SMS reminders before an appointment, so that you don't struggle to remind them last minute, while increasing communication and reducing no-shows. That's leverage.

Technology prevents you from wasting your effort.

It clones you without you having to do everything by yourself.

But it doesn't have to be too complicated.

You've got to take smaller steps and play around in order to get a good feel.

Hiring people can be a leverage because other people can extend your capabilities.

You can clone yourself.

But many agents do not know how to hire, train, keep and grow a team.

Usually we realtors do not learn how to be effective managers.

We don't know how to get others to do what we want them to do.

Managing by Exception is a very common sense approach of managing others.

That way, you empower your downlines or staff to become smarter.

I realised when there is a boss breathing down your neck, people tend to panic a bit. And their performance suffers.

This approach solves that and you only hear about solutions from them, not problems.

That frees you up to do what you love doing.

When you use all the above three forms of leverage at the same time in your business, you will make more money and will be able to live the lifestyle that you want.

So the recession is already here.

And we don't know how long this one is going to last.

And we're hearing dire warnings and fatal predictions everywhere.

Everyone is worried. People are scared if they will keep their jobs or not.

Because if not, how are potential homeowners going to make their monthly payments?  So in a recession, buyers stop buying and houses don't sell.

So what are realtors to do?

How can realtors survive this recession?

Realtors have traditionally always been impatient people:

And prospects know it too.

That's because most realtors are what I call Hunters.

They're like lions hunting for food.

All they can think of is Close, Close, Close.

Getting a deal is like oxygen to them.

Even I was like that.

But in a recession, all the sheep run away.

Leaving the lion with lean pickings.

You've got to become a Farmer.

A farmer very patiently:

Pretty dull work, eh?

You've got to become slightly more flexible than you're used to.

Changing times call for changes in plans.

These are prospects who must move, in spite of the market.

Maybe they already signed a contract.

Or they bought a house and need to sell their previous home.

Or they sold their house and need to buy quickly.

These are highly motivated prospects.

And you must find them before other agents do.

You see, you job as an entrepreneur is to mine for gold.

You've got to dig where the gold is.

Otherwise, you'll get tired of hammering away at empty rocks.

These 'Must Move' prospects are 'gold'. You'll need to hang out wherever they do. Search them out. Identify them.

Then, you'll make money.

And that brings me to my last strategy.

Most investors have money to buy properties.

You've got to find these investors and offer them what they want.

And that is how you can survive in this industry, come out stronger and be fully prepared when the boom times return (as they will!)

Have you ever lost a listing to another agent just because that agent happened to be related to your client?

I've heard many agents complain about this.

You can easily solve marketing with more dollars.

But not trends that live invisibly in society.

People have been rapidly losing their trust.

Especially in businesses and public figures.

Trust is at an all time low.

And many agents don't realise this, but its true for agents too.

Agents are also being viewed with distrust.

Yet the average agent is not doing much to increase trust in the profession od real estate.

The reason many agents were taken by surprise by the rise of DIY buyers and platforms was because they had a false sense of security.

And industry surveys are to blame for this false security.

Remember  the surveys your agency or CEA takes from clients and publishes the results?

They say that more than 70% of clients are satisfied with agents.

And they would use agents' services again.

If its true, why isn't DIY going away?

Let me tell you; those surveys are LYING!

People filling up surveys think they can get away with lying.

If you read the research by scientists, they will tell you most people lie on surveys to feel good about themselves.

And because they can get away with it, they keep lying!

And we've been believing their lies!

You cannot be squeamish or apologetic about this.

Because, unless you address the root causes of why prospects should hire you, you will keep seeing lesser agents stealing your listings.

But I have a solution to that.

It's a business issue, and I solve this for my agents using the concept of a Unique Selling Proposition (USP).

A USP answers the question,

"Why should I do Business with you, including not doing anything or whatever I'm doing?"

If you can honestly answer this question, prospects will respond with,

"WOW! Hows does he do that?!"
