Jeff Stephens didn’t build his real estate portfolio up to 35 units by taking a conventional path. It took a lot of work and planning to find and acquire deals with favorable financing terms. Jeff spends a lot of his time building off-market relationships so that he may capitalize on seller financing opportunities. There are a few value statements which are closely held in Jeff’s business: (1) rarely sell; and (2) when you have to sell, it’s okay to “sacrifice a pawn” for the bigger picture. If you’ve been wondering about the ins and outs of seller financing deals, this episode will shed some light on how to find those properties, build rapport with sellers, and structure the deals.

Many people have spent time thinking about their ‘why’ in life, but few have used their ‘why’ to fuel a passion for amassing generational wealth. Our conversation with Yaamu Camara was amazing to say the least. If you’ve been struggling to find some motivation on your path to financial independence then this episode will quickly motivate you to take the next step towards reaching your goals. Yaamu didn’t start with any sort of headstart in life. After immigrating to the United States from The Gambia she started working two full-time jobs and building her real estate business in parallel. Before long, she built her portfolio to include 28 Doors, 16 Airbnbs, a lake house & $80k/month in cash flow. Did you know that succeeding in real estate doesn’t require you to bring a ton of cash to closing or be a landlord? Joe and Jenn’s real estate career spans more than two decades and they’ve built their ideal real estate business that fits their desires and lifestyle. This husband and wife duo transitioned from relying upon bank and traditional financing to take down their deals to more creative financing options, such as lease purchases, subject to, and more. Joe and Jenn have built, and continue to build, a great remote real estate business that spans the entire country. After putting systems in place and prioritizing relationships, their team now takes down around 10 deals per month and their goal is to crush 100 deals per year on their path towards financial independence. Their keys to success? Baby steps, stay consistent, play the long game, and delegate to elevate.

From flipping a mobile home to now managing a wholesaling business, call center, and various real estate investments, Felipe has learned a lot from his experiences and his goal now is to spread his knowledge and create 100 millionaires through his Rat Race to FI program.

Not everybody gets to live in paradise while building their real estate empire, but Zasha Smith does! From the outside looking in, many real estate investors might see Hawaii as being a nearly impossible market to break into. It’s expensive, it’s niche, and it’s far, but none of those limiting beliefs stopped Zasha from creating a super successful (and fulfilling) real estate business. Zasha started her professional career as a civil engineer but soon realized the secret to building wealth wasn’t going to take place behind a desk. After networking with other seasoned investors, joining mentorship groups, and creating an atmosphere of “success” Zasha quickly started and scaled her real estate business which includes wholesaling, flipping, owning/managing rentals, and participating in syndication deals. Don’t miss this episode. You’re going to be very surprised to learn some of the numbers behind Zasha’s real estate deals and how she’s been able to invest in such a unique market.
