Today, we keep this theme going by talking about the pros and cons of listing your home over the Labor Day weekend as we head into this wonderful 3-day holiday weekend!

- Buyers are still actively looking for homes, especially if they didn’t find one over the spring or summer markets.

- Weather is usually still favorable.

- Most people have taken their vacation(s) for the summer.

- For many people, this is more of a long weekend off rather than a weekend full of festivities like Memorial Day or 4th of July.

- It’s a great weekend to host an open house!

- It’s a holiday weekend, so there is less competition!

- You can still sell and close before the end of the year!

- This is especially important if a seller is trying to close and relocate before winter arrives!

- CONS:

- The school year has just started so you are most likely only getting first-time homebuyers looking at your home.

- It may be a slow weekend if people are taking this weekend to complete personal errands or projects.

- This includes “closing up shop” if they own a beach house or lake house or some other type of 2nd vacation home.

- The home may be on the market longer than if it was listed over Memorial Day or 4th of July weekends.

- This is not the time to mess with the price of your home!

- Price it accordingly, so it can still sell quickly!
