I know lots of property investors hate this part of the process, and I think the reason for that is that they handle them wrongly. Not only have I been negotiating with builders and tradesmen for over 30 years, but I have also been the Estimator of projects where clients have negotiated with me, so I have seen it from both sides.
In this episode, you will learn:
★ What builders hate when it comes to negotiating
★ How to build even more rapport with your builder
★ How to get a discount without even asking for it
This is another episode that could save you thousands of pounds on your next project, listen now.

I hear the term Permitted Development used a lot in property investment circles, sometimes correctly and sometimes incorrectly, as it frequently gets mixed up with Prior Approval. In reality, there are lots of nuances, and with commercial type property, seemingly continual changes to the legislation that you need to keep on top of.
Where there is more clarity and less change is with existing residential houses and bungalows, so this is what I unpack in this episode of the podcast.
You will learn:
➜ Where you can find this information out for yourself
➜ What you can do to a residential property under permitted development
➜ When Permitted Development doesn't apply
➜ What you still need to do even when works are permitted development
Prepare to reduce the planning risk and find the extra value in your next deal.

I frequently get asked to explain these as property investors don't understand when they apply and when they don't. There's also some confusion around the minimum sizes required for HMOs which actually have nothing to do with these minimum space standards.
In this podcast you'll learn:
✔ When minimum space standards apply
✔ What works you can do without them applying
✔ The power of 37

If you have listened to episode 3 of The Refurbishment Mastery podcast, then you will have heard me explain the 4 key elements of a successful project. In this episode, I unpack the third element, finding a good builder.
Unfortunately, I meet far too many property investors who don't spend enough time getting this right and have problems later on. It's all about having a good long list of potential builders that you can approach at the right time, and in this podcast I'll explain how you can compile that list.

It's all well and good buying a run down property to refurbish but that often won't add enough value to allow you to recycle your funds when you refinance and might not add much value if you are planning to sell.
I would encourage you to look for ways to add additional value and in this episode, I'll explain 6 ways you can add value to a property whether you are new to property investing or more experienced.
