In this episode, we bring back buyers' agent Steve Palise to run through a case study scenario where Sid & Tina, a high-earning PAYG couple with an existing residential portfolio, are looking to purchase their first commercial property in their SMSF. Naveen walks through the finance side of the equation to find the best loan product available on the market today, and Steve presents 3 different commercial property options to consider. Steve and Naveen play out the scenario until they agree on the best course of action for the couple.

ABOUT:
👋 Hi, I'm Naveen.
Not long ago, I was working in private and business banking across major banks, helping high-net-worth clients with complex finance needs. On paper, it was a great career - steady, respected, comfortable. But something was missing.
I kept seeing a pattern: smart, hard-working business owners, professionals, and self-employed clients falling through the cracks - simply because they didn’t fit the cookie-cutter model the banks relied on. Their income was unpredictable, their structures too complex, their goals more ambitious than the system could handle.
That didn’t sit right with me.
So after more than a decade in banking, I made the leap. I left the comfort of the corporate world to build something more personal - something designed to actually serve the people I care most about helping.
Now, as a mortgage broker, I work with people like you:
✅ Professionals buying their first or next investment property
✅ Self-employed business owners who’ve been told “no” because their finances are “too complex”
✅ People exploring how to use their super to buy property - but unsure where to begin
My approach is strategic, but human. I take the time to understand your story - not just your payslips or tax returns. Because great finance isn’t just about numbers. It’s about clarity, structure, and having a plan that moves you toward your long-term goals.
If you’re looking for a broker who’s been on both sides of the lending desk - and who genuinely cares about helping you build wealth with confidence - let’s talk.

Shane and Sonia were earning $300,000 a year between them, owned their home, held three investment properties and had $200,000 sitting in offset, and the bank still knocked back their next purchase.
The income was there and so was the equity. What capped them was the way their existing loans were structured, with every single one held in their personal names.
In this video, I go through their file line by line, including the four steps we took, the funding table, and how they ended up in a $1.25 million commercial property about four months later.

I sat down with Belinda Botzolis, who has valued close to $12 billion in property over 17 years and inspected around 15,000 homes.
She pulls back the curtain on what actually happens when the bank sends a valuer to your property, why valuations come back lower than you expect, and how a five square metre measuring error cost one Melbourne buyer $200,000.
If you own property or you're about to buy, this is the conversation your conveyancer wishes you'd watched first.

In Episode 2 of The Smart Property Investor, host Naveen Merani sits down with Steve Palise from Palise Property - one of Australia's most recognisable names in commercial property investing. Steve did what most investors only talk about: he sold down the majority of his residential portfolio and went all in on commercial. With over 11 years in the industry and over 2000 property purchases under his belt, Steve brings a rare blend of analytical rigour and hard-won experience to a space many investors find intimidating.
In this episode, Steve breaks down how commercial property actually works - from the mechanics of commercial lending to the realities of getting started - and challenges some of the most persistent myths that keep residential investors on the sidelines.
Fair warning: Steve gets very specific, and a lot of maths happens on the whiteboard. So tune watch the video version on YouTube to dive deeper.

In the debut episode of The Smart Property Investor, your host, Naveen Merani, sits down with Davie Mach from Box Advisory Services for a wide-ranging conversation about what actually happens behind the scenes when a client applies for a loan. They work through the 5 C's of Credit framework, then spend most of the episode unpacking three real client scenarios. Fair warning: this one gets surprisingly honest about where brokers and accountants sometimes pull in opposite directions, and why that matters for your borrowing power.
