For today's podcast we walk through 5 ways agents can succeed in this high inflation market. One way to succeed is by focusing on first-time homebuyers who are less affected by rising interest rates. Agents can help these clients by offering guidance on financing options and working with mortgage lenders to secure competitive rates. Home buyers that are making a first time purchase are less likely to have sticker shock because the big focus is ultimately can they afford the payment vs what the interest rate was 2 years ago. Another strategy is to target move-up buyers who may be looking to upgrade their current homes before rates increase further.

Overall, real estate agents can thrive in a high-interest rate housing market by focusing on specific client segments, using digital marketing strategies, staying in touch with past clients, and networking with related industry professionals.

I recently had the pleasure of interviewing Jaran Ramsey, a real estate agent based in Dallas, Texas with @movingtodallastexas on youtube. He is someone who has always been interested in the world of real estate and had a lot of nuggets to share, I was eager to learn more about Jaran's experiences and insights and he did not disappoint.

From the very beginning of our conversation, Jaran's passion for real estate was evident. He spoke about how much he loves the process of helping clients find their dream home, and how rewarding it is to see them happy with their purchase.

One thing that stood out to me about Jaran was his commitment to his clients & building his network with other real estate professionals. He emphasized that his job is not just about selling properties, but also about building relationships with the people he works with. He takes the time to understand their needs and preferences, and goes above and beyond to ensure they are satisfied.

We also talked about the current state of the real estate market in Dallas. Jaran noted that demand for homes is has leveled due to interest rates, but inventory has gotten to a point where deals are aplenty, which has led to some challenges in finding the right properties for clients. However, he remains optimistic and believes that the market will continue to be strong in the coming years.

Overall, my interview with Jaran was a fascinating glimpse into the world of real estate from his perspective. It was clear that he is not just an agent, but a dedicated professional who truly cares about his clients. I left the conversation feeling inspired and excited to continue exploring this dynamic industry.

Good news for homeowners! This week, both 15-year and 30-year fixed refinances had their mean rates go down. And guess what? The average rate on 10-year fixed refinance also went down.

But you know how it goes - these rates change all the time and can be different depending on which lender you go to. Refinance rates shot up last year when the Federal Reserve raised the federal funds rate to try to control inflation, but it looks like things are starting to level out now.  The Fed just announced a tiny 0.25% rate hike in February, the smallest one since March 2022, which means they might be easing up on their aggressive rate hikes. Mortgage rates hit a peak in late 2022 but have been trending down since then. We're not quite back to those super-low refinance rates we saw in 2020 and 2021, but we might get there in 2023

According to Greg McBride, a financial analyst at Bankrate, as long as inflation stays low, mortgage rates should keep going down. So, if you're thinking about refinancing, don't worry too much about timing the market. Just figure out if it makes sense for your wallet. If you can get a lower interest rate than what you're currently paying, refinancing is probably a good idea. Crunch the numbers to see if it works for you, and make sure you compare rates, fees, and the annual percentage rate from different lenders to get the best deal.  Sources:mortgagenewsdaily.com

Silicon Valley Bank collapsed suddenly and now investors are worried if it will cause a broader banking meltdown. However, the US government has stepped in to guarantee customer deposits. This event has created ripple effects across the global financial market. A regional bank called Signature Bank also got closed down, and its deposits were guaranteed by the US federal government. US President Joe Biden addressed the nation, assuring that our banking system is safe, and they will do whatever necessary to ensure the same.   Silicon Valley Bank was the 16th largest commercial bank in America, providing banking services to nearly half of all US venture-backed technology and life science companies. 

The bank's assets and deposits tripled in recent years, with a global headcount more than doubling. Silicon Valley Bank failed due to several years of investment in US government bonds during the era of near-zero interest rates. The Fed's hiking spree sent borrowing costs higher, forcing companies to draw down on deposits held by Silicon Valley Bank.   The bank's problems were triggered on Wednesday when it announced that it had sold securities at a loss and would sell new shares to plug the hole in its finances. 

This caused panic among customers who withdrew their money in large numbers, triggering a bank run. US regulators have guaranteed all Silicon Valley Bank customers' deposits to prevent more bank runs and to help tech companies continue to pay staff and fund their operations. This intervention does not amount to a bailout, so investors in the company's stock and bonds will not be protected. There are already some signs of stress at other banks, but analysts believe that US and European banks have much stronger financial buffers now than during the global financial crisis.

As a realtor, you're probably used to seeing some big commission checks roll in, which is amazing! But with those big checks comes big responsibility, too. It's important to make the most of that money so you can reach your financial goals and have some peace of mind. 

Here are some tips on how to make the most of your commission check:  Pay off debt: If you have any high-interest debt, consider using some of your commission check to pay it off. I know it might not sound like the most exciting thing to do with your money, but trust me, paying off debt will save you money in the long run by reducing the amount of interest you pay. Plus, having less debt hanging over your head can feel pretty darn good.  

Build up your emergency fund: Being a realtor, you never know when you might need some extra cash for unexpected expenses, like a new marketing campaign or a surprise home repair. Having a solid emergency fund can help you weather those expenses and keep you from going into debt if something comes up.  Invest in your business: Investing in your business can pay off big time in the long run. 

Maybe you want to create a new marketing campaign, or improve your website, or take a course to brush up on your skills. Whatever it is, investing in yourself and your business can help you grow and increase your earning potential.  

Dont forget about taxes: One thing certain in this life is "death" and "taxes" so when you get to the end of the year you want to make sure you've accounted for Uncle Sam to get his cut. One of the ways to lower your taxable income is saving into a retirement account. It's never too early (or too late!) to start saving for retirement. Consider putting some of your commission check into a Solo 401(k) or IRA. This will help you build your nest egg and ensure a secure financial future.  

Treat yourself: Finally, don't forget to have a little fun with your commission check! Treat yourself to something you enjoy, like a special purchase or experience. It can help keep you motivated and give you a sense of balance in your finances. Just make sure you're still saving and investing, too!  Remember, everyone's financial situation is different, so be sure to do what's right for you and your specific needs.
