Most people never think about the lender their agent works with, but it can quietly make or break your entire home purchase. In this video I share how a condo sale of mine nearly fell apart when the unit became non-warrantable, meaning it became very hard to finance normally. The condo association had raised the owners’ insurance deductible from ten thousand dollars to twenty-five thousand, which threw off the financial ratios lenders look at and pushed the buyer’s interest rate up by more than a full point. Instead of accepting that, the lender, someone I know and trust, worked with me to approach the condo association’s board and explain what that high deductible meant for every owner’s ability to buy or sell. They changed it back, the financing worked, and the buyer got their condo. I’ll explain what a non-warrantable condo is, why rising association deductibles matter to both buyers and condo owners, and why the team your agent brings with them, especially the lender, is one of the most important parts of a successful sale. If you’re buying or selling in the Greater Concord area or anywhere on the New Hampshire and Maine Seacoast, let’s talk. (This is general information, not financial or lending advice.)
