Our guest speaker, Anna Pavuhovich, shared her personal experience of challenging financial times during her divorce and how it made her realize the importance of understanding one’s finances. Her success in selling lots gave her the ability to create a successful company that helps people buy houses for various reasons, including divorce, downsizing, or upsizing. 

We learned that the company has a very effective process in place to make the house-buying experience easier for clients. They ensure transparency and reduce uncertainty by providing clients with all the necessary steps, credentials, and upfront information. Additionally, they seek to communicate clearly with clients and check for their understanding through phone conversations. 

The speaker's company is often referred to handle divorce cases by divorce attorneys, as they understand the emotional turmoil divorce brings, having gone through it before. They had a special case with a contentious divorce filled with angry emotions, but the company managed to help both individuals find their new homes, expressing gratitude for the kindness and help given during their time of need. 

Additionally, the episode features Anna and her daughter who are actively contributing to helping people find homes. They have saved significant amounts of money for buyers by switching from renting to owning, and they work together as a family, which makes it a lot of fun for them. 

We learned that housing prices have gone up by about 5 to 7% over the last year, and with such low inventory in the market, more sizing price-wise is expected to happen. However, homeowners will not lose 20% of the value of their homes. The multiple offers on properties are happening more frequently than before, with offers 25 to 30,000 over asking price depending on the home price. 

The speaker's main takeaway is that the key to success is coaching and surrounding oneself with the right people. With her team and coaches, she spends a lot of money on education and coaching to ensure they are going in the right direction. The speaker recognizes that the burden of running a business and making payroll is significant, and they need help from others to do it effectively.

Pat explains that the true investor is primarily looking at oceanfront properties where they can achieve a high return on investment. Most buyers are families who use the property for vacations and short-term rentals to offset the costs of ownership.

Paul inquires whether it's possible to break even or just reduce the cost of real estate investment in this scenario. Pat explains that while there are situations that present a breakeven scenario or potentially positive cash flow, most of these cases revolve around cash purchases. Investors are likely to be spending anywhere from two to three million dollars for a single-family home.

The conversation then shifts to the properties being built specifically for short-term rentals. Pat mentions seven properties under construction on the oceanfront road, which are all expected to generate significant rental income. Regulations have come into place to control aspects like parking spaces for short-term rental properties.

One unique aspect of the area discussed is the ability to make a property a short-term rental without a special use permit, which only applies to the Sandbridge area. This drives up the value of properties in the region.

The podcast also touches on the evolution of the area, with old cottages being replaced by large new homes. Pat highlights that the area has been discovered and now generates a lot of revenue for the city. A special tax district was created in the late nineties to self-finance a sand replenishment project, and as property values have increased, the tax rate has actually been reduced.
