Today in Mortgages episodes

  • Remember Those High Pandemic Lumber Costs?

Welcome back, Dreammakers, to Today in Mortgages! In this episode, hosts Michael and Richard talk about some of the factors that are currently bringing down home prices. New homes are slowly becoming more affordable for median earning Americans, and one of the main factors contributing to this trend downward is lumber costs. According to this article from National Association of Homebuilders, "Prices and trends in the U.S. framing lumber market," lumber prices have dropped about 6.2% year over year.

Some ways we can continue to bring down lumber prices include 1) reducing tariffs on Canadian lumber which help keep the prices competitive, 2) there is lobbying to open up some federal land for logging, and finally 3) to reduces exporting some of our lumber to China and other countries. The speed of all these factors lowering prices won't happen over night as these things take time. But, we believe this is a good reminder that home prices aren't all dependent on rate.

  • Is Home Affordability On The Rise?

Welcome back, Dreammakers, to Today in Mortgages! In this episode, hosts Michael and Richard Jefferson dive into some optimistic news on home affordability. They discuss a recent article from National Mortgage Professional titled Starter Homes Newly Affordable in 4 US Metros. With insights on rising wages, increasing home listings, and declining interest rates, this episode is packed with valuable takeaways for both homebuyers and mortgage professionals.

    Key Points:

    • Affordability on the Rise: Homes priced at $250K or below are becoming more accessible to buyers, with 75% of these homes now affordable for median-income households earning around $84K annually.
    • Wage Growth & Housing: Although income growth hasn’t fully caught up with rising home prices, it is helping more people qualify for homes within this price range.
    • Impact of Lower Interest Rates: A half-percent drop in mortgage rates can increase the number of potential buyers by as much as half a million, significantly improving affordability.
    • Opportunities for Buyers: Many potential buyers who couldn’t qualify for a mortgage a year ago may now find they’re eligible, especially as interest rates drop and housing inventory increases.
    • Advice for Mortgage Professionals: Now is the time to reach out to clients who didn’t qualify before and pre-approved buyers limited by higher rates. Improved affordability may open new possibilities for homeownership.

As the housing market trends towards greater affordability, both buyers and professionals have plenty of reasons to be optimistic. • Home Inventory At Highest Level In Years

Welcome back dreammakers! In this episode of "Today in Mortgages," we talk about what's to come this fall. We are seeing our spring/summer home buying season being extended with an influx of homes this fall (up to 1.3 million homes). So it's a great time to look if you were waiting to buy. Rates have come down, so inventory has gone up - but we predict this is just for a short while as buyers will start looking again and inventory will drop.

Listen in as we discuss this & more!

  • Will China Stimulus Move U.S. Rates?

Welcome back dreammakers! In this episode of "Today in Mortgages," we talk about the big stimulus package passed in China today. First, we review some of the things that can affect rates as mentioned in CBS News' article "6 things that impact mortgage interest rates (besides the fed)" which includes labor, and global economic trends. Taking a deeper look at global markets, The Washington Post breaks down China's stimulus package: "China moves to boost ailing economy with property, stimulus measures." China  is struggling with deflationary demand on housing. They have the opposite issue that we have with not enough demand. We don't think this news should effect our market too much, we are living in a volatile time period right now, and it's best to track labor to define the near interest rates. Listen in as we discuss this & more!

  • FED Rate Cut Coming Tomorrow! How Deep Will They Cut?

Welcome back dreammakers! In this episode of "Today in Mortgages," we talk about the highly anticipated upcoming Fed meeting to discuss cutting rates. We reference an article from Market Watch to help guide our discussion around refinancing: "The Fed is about to cut interest rates. Here's how to decide when to refinance your mortgage." Our borrowers need help figuring out when the return on their investment makes since to refi. Generally speaking, a .75% or more rate savings usually is when one should consider refinancing, but don't forget to factor in closing costs.

Should borrowers be timing the market? Like we always say, rates go up much faster then they come down, and you don't want your borrowers to miss out on potentially hundreds of dollars in savings a month if it makes sense for them to refi now. Listen in as we discuss this and more!

  • Trump vs. Harris on Housing

Welcome back dreammakers! In this episode of "Today in Mortgages," we talk about the big presidential debate that went down this week and what it means for housing policy. Time Magazine's analyzes the candidates policy in today's article: "Here's what Harris and Trump has proposed to help the housing crisis." Crisis is a strong word and we agree, we are short at least 2 million homes and medium home prices are up to $415,000. The article shocks with the statistic that over 77% American households cannot afford home prices.

Harris has discussed tax-incentives for first-time buyers and building three million homes by easing regulations. Trump has discussed opening up federal lands to build housing communities, and make it less expensive for builders to build homes. This is only the first debate, but we have a  general idea of the candidates plans to help housing. Remember, regardless of who wins the election, the Fed has said rates are coming down, which is great news! Listen in to learn about this and more.

  • 2025 Housing Forecast

Welcome back dreammakers! In this episode of "Today in Mortgages," we are looking forward to the coming months projections. We always love to see growth, but today's article from National Mortgage News: "How the home price forecast is changing." There are regional trends around the nation where markets grow and shrink, but overall Fannie predicts price growth will slow in 2025 to 3.1% -- down from 4.7% this year. Meaning the value won't grow as fast as they have been, which helps with affordability. We are still experiencing growth, but it is just slower growth than we've been seeing.

  • Interest Rates Affect More Than Just Mortgages…

Welcome back dreammakers! In this episode of "Today in Mortgages," we talk about the wide-spread affects of interests rates. We look at an article from CNBC: "Weak manufacturing measures raise specter of U.S. economic slowdown". Reports are showing the economy contracting due to lower demand. This is another indicator of what the economy is doing, and supports the fed rate cut we've been talking about the last few weeks. We are pretty certain a rate cut is coming, but by how much? That remains to be seen!

We as mortgage professionals should continue to pay attention to the economy and what it's going on with the fed so we can help talk to our borrowers.

  • As Rates Slide, Supply Takes a Dip

Welcome back dreammakers! In this episode of "Today in Mortgages," we talk about inventory dropping due to rates rumoring to come down. Generally, this time of year purchase applications decline, but that's not happening now with decreasing rates. Housing Wire's article: "Housing inventory falls as mortgage rates drop" discusses the inverse relationship between demand and inventory. With rates coming down in the midst of a housing shortage, home prices will continue to climb. Thankfully inventory up, but we need more houses to make the market healthy. This year buying season could be extended, with more listings coming on the market when rates come down -- which is exactly what this market needs to help keep prices from rising.
