Dive into the latest episode of TR Talks Toronto Real Estate as Rajiv Rajpal and Geeta Rajpal dissect the March market report, showcasing positive trends in sales, prices, and listings. Explore the concept of the 'new normal' in real estate, drawing parallels to past societal shifts. We discuss the impact of rising interest rates on first-time buyers and offer insights into navigating the evolving market dynamics. Despite challenges, the market shows resilience with increased activity, particularly in townhomes and luxury properties. Tune in for actionable advice on seizing opportunities in Toronto's dynamic real estate landscape.
For reference, the report released by the Toronto Regional Real Estate Board is below.
March 2024 home sales reported through TRREB’s MLS® System were lower than the March 2023 result, due in part to the statutory holiday Good Friday falling in March this year versus April last year. Despite a better-supplied market compared to last year, there was enough competition between buyers to see a moderate increase in the average March home price compared to last year’s level.
Greater Toronto Area (GTA) REALTORS® reported 6,560 sales through TRREB’s MLS® System in March 2024 – down by 4.5 per cent compared to March 2023. New listings were up by 15 per cent over the same period. On a seasonally adjusted monthly basis, sales were down by 1.1 per cent. New listings were down by three per cent compared to February.
The first quarter ended with sales up by 11.2 per cent year-over-year. New listings were up by a greater annual rate of 18.3 per cent.
“We have seen a gradual improvement in market conditions over the past quarter. More buyers have adjusted to the higher interest rate environment. At the same time, homeowners may be anticipating an improvement in market conditions in the spring, which helps explain the marked increase in new listings so far this year. Assuming we benefit from lower borrowing costs in the near future, sales will increase further, new listings will be absorbed, and tighter market conditions will push selling prices higher,” said TRREB President Jennifer Pearce.
The MLS® Home Price Index (HPI) Composite benchmark was up by 0.3 per cent year-over-year. The average selling price was up by 1.3 per cent to $1,121,615. On a seasonally-adjusted month-over-month basis, the MLS® HPI Composite was up by 0.2 per cent and the average selling price was up by 0.7 per cent compared to February. “The average selling price edged up in comparison to last year as we moved through the first quarter of 2024. Price growth is expected to accelerate during the spring and even more so in the second half of the year, as sales growth catches up with listings growth and sellers’ market conditions start to emerge in many neighbourhoods. Lower borrowing costs in the months ahead will help fuel increased demand for ownership housing,” said TRREB Chief Market Analyst Jason Mercer.
“As demand for ownership and rental housing increases, supply will continue to be top of mind. Governments at all levels must maintain their focus on pursuing innovative solutions to increase the amount and mix of housing supply to improve affordability. This includes removing roadblocks to non-traditional arrangements, such as co-ownership models to benefit home buyers, including first-time buyers and seniors. Encouraging gentle density, including multiplexes, is critical to helping high demand areas such as the Greater Golden Horseshoe to meet housing

Join Geeta and Xerxes on this episode of TR Talks as the conversation gets a little heated with discussions on the latest announcement by the federal government ahead of the 2024 budget.
Prime Minister Justin Trudeau announced measures aimed at helping renters. While the intentions sound like they are coming from a good place, the podcast discusses why the measures are nothing but a vote grabbing attempt.
Provincial governments are responsible for housing yet the federal government has once again meddled.
With little being done to find actual solutions to the challenges being faced by both tenants and landlords alike, Xerxes and Geeta opine that the $15 million tenant protection fund for "better protecting tenants against unfairly rising rent payments, renovictions or bad landlords" would not address the horrifically long wait times for hearings with the Landlord Tenant Bureau.
One seemingly positive measure includes tenants building on their credit while paying rent.

In this episode of TR Talks Real Estate, your hosts Geeta and Rajiv are back with insight on the dynamic world of real estate with a special focus on the February stats. Listen in to the conversation Join this as they break down the trends, analyze market movements, and provide expert commentary on the ever-evolving landscape of the real estate market.
For reference, the report released by the Toronto Regional Real Estate Board is below.
February 2024 Market Watch
Greater Toronto Area (GTA) home sales and new listings were up on an annual and monthly basis in February 2024. Selling prices also edged upward compared to a year earlier. Population growth and a resilient regional economy continued to support the overall demand for housing. Higher borrowing costs kept home sales below the February sales record reached in 2021.
“We have recently seen a resurgence in sales activity compared to last year. The market assumption is that the Bank of Canada has finished hiking rates. Consumers are now anticipating rate cuts in the near future. A growing number of homebuyers have also come to terms with elevated mortgage rates over the past two years. To minimize higher monthly payments, some buyers have likely saved up a larger down payment, chosen to purchase a less-expensive home type and/or looked to a different location in the GTA,” said TRREB President Jennifer Pearce.
REALTORS® reported 5,607 GTA home sales through TRREB’s MLS® System in February 2024 – an increase of 17.9 per cent compared to February 2023. Even after accounting for the leap year effect, sales were up by 12.3 per cent yearover-year. New listings were up by an even greater annual rate than sales in February, pointing to increased choice for buyers. On a seasonally adjusted month-over-month basis, February sales were lower following two consecutive monthly increases while new listings were flat. Monthly figures can be somewhat volatile, especially when the market is approaching a transition point.
Home selling prices in February 2024 remained similar to February 2023. The MLS® Home Price Index Composite benchmark edged up by 0.4 per cent. The average selling price of $1,108,720 increased by a modest 1.1 per cent. On a seasonally-adjusted monthly basis, both the MLS® HPI Composite and the average selling price edged upward.
“As we move through 2024, an increasing number of buyers will re-enter the market with adjusted housing preferences to account for higher borrowing costs. In the second half of the year, lower interest rates will further boost demand for ownership housing. First-time buying activity will also be a contributing factor, as many renters look to trade high monthly rents for a long-term investment in which they can live and build equity,” said TRREB Chief Market Analyst Jason Mercer.
“Population growth has been at a record pace and with the anticipated lower borrowing costs, the demand for housing – both ownership and rental – will also increase over the next two years. Unaffordable housing not only has a financial impact but also a social impact. Recent research conducted for TRREB by CANCEA in our 2024 Market Outlook and Year in Review report underscores the negative impact of unaffordable housing on peoples’ mental health and life satisfaction. It’s comforting to see that there has been some real building happening in the GTA and that the provincial government is rewarding those municipalities that are working to eliminate the red tape a

Welcome to TR Talks Real Estate! In this episode, our hosts, Rajiv and Xerxes explore the upcoming changes in the Toronto housing landscape, specifically focusing on multi-tenant housing.
Starting March 31, 2024, a significant shift in the regulations surrounding multi-tenant (rooming) houses will take effect, mandating all operators to obtain a license. To shed light on this pivotal development, Xerxes and Rajiv share information gathered to educate the recent changes on the roles, responsibilities, and the intricacies of the new license application process.
A multi-tenant house, as defined by the recent changes, is a building with four or more rooms, featuring shared common washrooms and kitchens. While individual rooms may have private washrooms or kitchens, the combination of both is not permitted under the new regulations.
Multi-tenant houses are an important part of the affordable rental housing market and provides single-room accommodation to diverse communities, including students, seniors, new immigrants and low/moderate income residents.
The transformation in Toronto's housing regulations occurred on December 14, 2022, when the City Council adopted a comprehensive regulatory framework. This involved amending the Zoning Bylaw to allow multi-tenant houses throughout Toronto and implementing a new Multi-Tenant Houses Licensing Bylaw. This progressive bylaw is designed to establish consistent standards, introduce regulatory oversight, and enhance enforcement mechanisms. The primary goal is to ensure the safety of tenants and address concerns within neighborhoods. It will also help support complete communities with a range of housing opportunities for different incomes and needs.
