In this episode, Olivia walks you through how to get an offer accepted while rates are still low and while you can still afford it. She encourages you to ask your agent: "What are you doing to get me to the closing table?"

• Lock in your rate, if you haven't already.
• Move quickly / act fast.
• Get creative and re-evaluate with your price point.
• How competitive is your overall offer? Offer price is only one component of an offer. Ask how you can create more certainty for the seller, make their lives easier / lessen any inconvenience and how much flexibility you can offer them. Think about contingencies, inspection terms, appraisal gap  & proof of funds, expedited closing timeline, hard earnest money and using a local, reputable lender.
• Your agent's hustle and secret sauce. Is your agent calling every pending and recently closed sale for any and all comparable properties? They should be gathering as much data / information as possible. From the number of offers, types of offers, pricing and more — knowing all of this will only strengthen your offer. Knowing the market inside and out is a non-negotiable. Every agent works differently, offers a difference in strategy (& personality!) and has their own “secret sauce” and I encourage you to ask what they’re doing to get you to the closing table.
