Purchasing a home is often the largest investment you will make in your life. However, just because you've closed on a home doesn't mean you are done spending money. Today we'll talking about 3 additional expenses that may come up once you actually move into your new home. The more your prepare for unexpected expenses, the more you can enjoy your new Palm Beach home. Paint and CarpetWe tell all of our clients to plan on paying for new paint and carpet in their homes.  Even if the home looks perfect when you first see it, once the sellers move out with all their furniture and wall decorations, a lot of the time the walls are banged up and their furniture can hide a lot of carpet stains.Window Treatment and Light FixturesAnother cost you probably wouldn't account for. These are usually cheap fixes and are needed in only a few rooms, but sometimes they are needed around the entire house which can quickly add up. A/C and AppliancesThe last thing to set aside money for is for air conditioning and appliances. Even though they may be running today, anything can happen after you move in. It's always good to set aside money for these things just in case.If you have any other questions about home much money to put aside for these fixes, or are interested in buying or selling a home in Palm Beach County, please give us a call. Preparing for Hurricane Season From now until November, we will have to pay close attention to the weather in Palm Beach County because hurricanes can strike at any time. It's nothing to worry about if you're prepared, so please listen to my tips that will keep you safe from mother nature. Here are a few helpful steps you can take to protect yourself.Get Your Supplies Together Early: You don't want to get your supplies at the last minute, so be sure to go to the grocery store and stock up on food & water while there isn't a massive rush before the storm. You will probably need more water than you think, so be sure to stock up on extra water. Non-perishable foods will be important, because if you lose power, your grocery store will likely lose power too. Secure Plan: It's very important to have a plan to protect you and your loved ones. Thinking about an evacuation plan ahead of time will cause less stress for everyone when the time comes to leave or hunker down during a hurricane. Get Yard Work Done Early: Clearing away branches and limbs or anything that could get airborne is always a good idea before a storm hits. You don't want to be doing this at the last minute because then you would be putting yourself in a dangerous situation. Bring in Outdoor Items: Similar to clearing branches, you should also clear away lawn furniture or any other items that might be tossed around in high winds. If something is too big to move, make sure it is secure and will not become hazardous if it is thrown off the ground. No object is too small to damage your home or your body during a hurricane.Have a Good Mobile Weather App: Technology has allowed us to be much safer in situations like hurricanes, so be sure to have a mobile weather app installed on your phone to be aware of what is happening in your area during a storm. Sometimes your phone may be the only working electronic device you have, so be sure that you have helpful apps like the Red Cross or the Weather Channel installed onto your device. You should probably also consider using a portable charging unit. They are very affordable and can be extremely helpful in these situations.Hopefully these tips will help keep you safe during hurricane season in Palm Beach County. Busting Myths About Palm Beach County Real Estate  In order to help you make more informed decisions and get the most equity out of your Palm Beach County home sale we're going to blow the cover off a few different real estate myths that you might still believe in.Pricing High: Starting your Palm Beach County home at a high price is not a good strategy. Pricing high tends to push away potential buyers and limit your pool. However, when you price more affordably and attractively, buyers will begin to fight over your property because they see great value in it. This will help raise your sale price because you will get multiple offers, which puts you in the position to make your buyers compete. When buyers compete, you get the highest market value for your home, which helps you maximize your equity from the sale.  Hiring a Local Expert: The truth is that an agent who understands where the buyer is and how to attract them will be your best option. At the Treu Group we will market your home effectively to attract the highest number of Palm Beach County buyers as possible.  Having Agents at a Showing: The truth is that accessibility is key. Even if the listing agent is available to show, the question is: will showing agents select your home first? The Treu Group knows how to protect you and offers great representation to all clients. Hopefully this information will help you get the most equity when selling your Palm Beach County home. This is often the key to successfully moving on to your next property. As always, please contact the Treu Group with any comments or questions you might have about the real estate market here in Palm Beach County. We're always willing to help you.
