Any experienced investor will tell you it takes a lot of hard work to own and operate a rental property. Bad experiences with a terrible tenant, maintenance emergencies in the middle of the night, and enormous liability are just some of the issues investors face as they become landlords. These frustrations are enough to make a lot of investors sell their properties much earlier than anticipated, thus forfeiting years of potential income, appreciation, and tax benefits. This is unfortunate and we see it all too often.
