    That's mainly for two reasons:

    It's a lot cheaper to make minor repairs, rather than waiting until the damage becomes serious

    If you can't remember the last time you had your roof checked and maintained by a professional... you're probably due for an appointment, and likely some maintenance.

    Before you rush off to goop your roof with a tube of silicone, though, make sure you've got the right product.

    There are several types of sealants commonly used today, with the most common options being silicone, acrylic, polyurethane, and rubber - but they're not all the same.

    Each one has different benefits and unique potential problems, so making sure you're using the right type is absolutely essential. You can learn all the specifics about each type, what they're best at, and which one you should use, in the free guide I shared in the podcast description.

If your shingles are rated for 30 years, you need occasional repairs to help them last that long; otherwise, you may be replacing them after only 15 years.

    I can promise you this - it's almost always more cost-effective to get repairs than replacements, unless your roof is totally falling apart already.

    With regular inspections and repairs, it's sometimes possible for asphalt shingles to last beyond their 30-year rating, and metal sheeting roofs can last for 70 years, or maybe even longer.

    But remember, that's with the inspections, and prompt repairs.

    So what if you've recently had an inspection, but you just had a major storm, what now?

    My suggestion is simple - take a look for yourself. You don't even need to climb up on the roof.

    Lets talk about How Inspections Work & When To Plan One

    Just think about it this way, a single bent shingle could be the start of a leak that damages your roof, and could even force you to replace your entire roof. A repair for that is pretty affordable though, if you get it done before your house starts flooding.

    If you have asphalt shingles, the most obvious signs of damage are usually missing or bent shingles, or sometimes, a lack of granules on your shingles, if they're getting a little older.

    For most other types of roofing, it can be harder to spot damage from the ground, especially commercial roofs - but you can still check your drainage systems, and ensure there's no water damage inside.

    Perhaps the easiest way to check for problems, though it requires getting a little wet, is to go outside in the rain and see where the water is coming down. If it's all coming out of your downspouts like it should - that's a great sign.

    Of course these self-checks can miss a lot, so it's still important to have a professional check-up on a regular basis. In between those inspections though, there's no reason we can't watch for damage ourselves... safely from the ground.
