Most dentists think of “investing” as buying single‑family rentals or random commercial real estate.
In this episode of Claude Code, DMD, I walk through how I’m using Claude Code to scout off‑market dental practice acquisitions as an investment – and why I’d rather own an 8–12 op rural practice throwing off EBITDA than manage a handful of rentals I can’t really improve.
I’m not a programmer. I’m just using AI to do the heavy, boring list‑building work so I can spend my time on relationships and deals.

What we cover:
1. Why I Chose a Dental Practice Over Random Real Estate
- I know how to grow and de‑risk a practice; I don’t know how to do that with 10 random rentals.
- I’d look for:
8–12 ops (room for 2–3 docs)
Rural Indiana 30–45 minutes from a city an associate would live in (Indy, Lafayette, Bloomington, Fort Wayne)
Something that can be run as an investment, not my main job.
2. Step 1: Use AI to build the right target list
- Instead of clicking around broker sites hoping something perfect appears, I had Claude Code:
Pull Indiana dentist license data (via the state licensing board / bulk file).
Sort licenses roughly by age (oldest license numbers = older docs).
Filter by geography (drive‑time radiuses around specific hubs).
Cross‑reference with Google Maps / practice presence.
- End result: a call / mail / email list of likely retirement‑age owners in the exact radius bands I care about.
3. Step 2: Surround the targets with the right “nodes”
- Claude Code then pulled and organized, by region:
Practice brokers
Supply reps & implant reps
Labs
Dental‑specific bankers, CPAs, and attorneys
- Those people know who is thinking about selling before it’s public.
4. Step 3: What humans still have to do (the important part)
AI can:
Generate the lists
Help draft outreach emails and letters
Suggest follow‑up sequences
But I still have to:
Mail handwritten, personal letters (with a family photo) in real envelopes
Call each doctor (twice)
Email each doctor (twice)
Reach out to brokers, reps, labs, and advisors and build real relationships
The point is: Claude Code compresses 10–15 hours of grunt work down to minutes so I can spend that time on conversations and due diligence.
