In this episode, Greg Berney shares what he learned from a direct mail deal and why he chose to fix and flip the property instead of wholesale it. He shares his criteria for how he makes that decision. He also discusses how he structured the deal with private money so that he didn't have to pay any money up front and the flip was financed so that both lenders could be paid when the property was sold after all of the rehab was completed.
