Real estate comparables.
What are they? Why do they matter? How do they work? and why should I care?
Honestly great questions, and I do my best to explain it in this little audio file. I'll do my best to summarize here. Comparables matter now more than ever becasue comparables are how the real estate market determines prices of housing. And with all of the volitility in the housing market over the last few years (I'm sure you can think of a few reason why, looking at you COVID.) There's been a lot of flucuation in home prices, which means there's also a plethora of comparables from the past severeal years for people to use to determine their homes value in today's real estate market.
Simple right?
If you plan on buying or selling your home, just look at the last 90 days sales history of your neighborhood and look at the comparables there. Don't go back a year, don't go back two years, and thank me later.
